    We closed on our Ryan Homes house in June 2026. We were admittedly nervous about a new build, but committed after falling in love with the neighborhood and location. We were told by multiple friends and acquaintances who had gone through a new build that the Project Manager makes all the difference. PM Kyle Wright is as good as they come. We were so lucky to have him oversee every step of our build- he takes his job extremely seriously and exemplifies integrity. We received regular video updates and our whole family looked forward to our "Kyle videos." We've now been in the house for about 2.5 months and have had a couple very minor issues. Every time we've submitted a warranty request, we received a response within 24 hours. This is such a wonderful, family-friendly community. We are so happy with our decision.

    So far so good. Ms. Linz is wonderful to work with. We have felt zero pressure from her from the floorplan choices to the upgrades. She also included the realtor whom we didn't register on the first meeting. Very gracious of her. Ryan Homes is a more basic compared to the other 2 builders in the area but it does come with furnished basement and very decently priced upgrades. The cost effectiveness allows us more budget for the furniture purchases for the house. We are now waiting for the quiet period before the pre-construction meeting. I will update this review as we are moving through the process. Edit 8/13/26: met our PM K. Wright. We are completely captivated by his enthusiasm and excited to see the progress he will deliver.

    Deborah Linz, the sales rep for Ryan’s Homes, has been incredibly helpful and professional throughout our entire homebuilding process at Nathaniel’s Grove. She made everything smooth, clear, and stress-free from start to finish. We couldn’t be happier with her, Ryan Homes, and the overall experience.

    Home builder focuses on bulk and works quickly but makes mistakes. Additionally, as soon as they give you the keys they ghost you on everything that was promised. The HOA in this neighborhood is terrible and needs new management. The process to approve anything is very subjective and they force you to buy something specific that is 3x the price of other products! (I.e. trash can storage sheds). The following are big issues that forces me to highly recommend you to look at other builders: 1. The HVAC system they give you is way too small for the size of the home. I've had AC guys come out 5 times to fix after ours blew up after only 3 months of living here and its still not fixed! HVAC systems leak downstairs in the basement all over the floor. HVAC does no cool to desired temperature. Ryan Homes reps dont seem to care and continue to tell me that calculations for cooling the home are correct. We have had to buy portable air conditioners to keep the home cool. The HVAC system is so small that even my guests state that their systems are larger at their smaller homes. For comparison, the model home they "WOW" you with has a larger HVAC system!!! 2. Cabinetry is assembled with odd fasteners vs tightly secured with wood screws. Cabinet broke and fell on my toe nearly breaking my toe. Ryan Homes sent out cabinet guys who had to modify original design and stated it was poor design choices. 3. Ryan Homes likes to put things in their model home and then quietly not tell you that yours will not be the same (i.e. ceiling heights in basement bathroom). I had zero clue they were going to short me a whole foot of ceiling height down there! 4. Ryan Homes likes to tell you that they will deliver something after you take ownership and that they owe you by a certain date. But when that date comes and goes, it is a battle to get things done (i.e. SOD). On top of that, homes built in SOD season will be watered at builder's expense before the new home owner moves in while I was forced to spend over $500 in water over the first few weeks. Additionally, some project managers will tell you that it is "unreasonable" for the home owner to expect clear communication for certain projects (i.e. projected timelines). I guess they feel its unreasonable for the homeowner to know when an entire crew will show up at your property without their knowledge. 5. Ryan Homes realtors will sell you the home but will ghost you afterwards. Your problems are your problems! 6. Ryan Homes do not care about maintaining ponds they still control (before HOA takes over maintaining) because it doesnt appeal to their costs. Our pond looks like a swamp despite several new home owners living next to it. The grass was overgrown before I asked about cutting and they ended up cutting everything except for right behind my home, from I believe it was on purpose since it is the only area not cut in over half a mile of pond front property since I mentioned the unkept grass!!! So now I'm battling some pretty bad weeds, ticks, critters and wildlife due to high grass! 7. Ryan Homes gives you option to select appliance colors for a big cost! But they dont let you select brands and you are left with some pretty wonky appliances! 8. Lawns are put out pretty quickly but weed prevention for flower beds (weed barrier) don't exist to Ryan Homes. Ryan Homes replied below that they would like to discuss if I can contact them. I have, before you replied, and you still haven't fixed anything!
