  We regret leaving our weekend apartment in downtown Saratoga and moving to Empire Run/Burns Mgmt. Management is VERY slow to resolve issues. Zero sense of urgency and they couldn’t care less about the tenant experience. No one is onsite so you have to rely on email and voicemail. Our balcony has been unusable since we moved in. There is a serious bird problem that resulted in our balcony being covered in bird droppings and bird seed. We finally had to remove our outdoor furniture due to the issue. It was covered! Absolutely disgusting. Maintenance had to power wash the balcony several times, yet the problems continues. This is an apartment that we use twice a month and our outdoor space has been unusable! Instead of being able to relax while there and sit outside with a cup of coffee or glass of wine, we spend time cleaning the balcony and furniture, sending emails, following up on those emails and submitting work orders. When we asked for an $200 adjustment to our rent for the last 4 months of our lease we were told no. After months of going back and forth and not being able to use the balcony, they believe the illegal bird feeder had finally been removed and they considered the problem resolved. Pathetic. Burns Mgmt had the chance to make this situation right and chose not to. Other reviews mention the construction across the street and they are not exaggerating. It’s LOUD and literally shakes the apartment. Avoid Empire Run at all costs and I’d think twice about any community that Burns Mgmt owns. They do not care about their tenants. They are all about the money.

  Regret Signing My Lease - Multiple Issues with Empire Run. I'm a current resident at Empire Run and am unhappy with my living situation. The building has a persistent odor issue in the hallway, which the mgmt. has promised to resolved (still waiting). Units facing the road experience substantial noise from road traffic plus ongoing construction across the street. The most disappointing part the management. The staff are impossible to reach by phone or email (everything goes through faceless apps), if you call the phone number you'll get a circular AI agent. If you send an email .... then you just have to wait until they want to reply. Please don't be fooled by the friendly sales staff during your tour; they disappear once you agree to sign the lease. I feel mislead.

  Quiet and safe building with modern finishes that is well kept by a punctual staff. The management + maintenance crew are on top of their game and are professional, courteous, and very friendly. Having Spring Run Trail in our "backyard" is an added bonus along with its convenient location to nearby shops, farmer's market, and downtown.

  Great location and amenities. Free cable / internet, free gym, cheap heat, pool reimbursement and rooftop terrace to host private parties.
