  I’m in my apartment listening to what sounds like sounds like a jackhammer in my ceiling coming from maintenance at 8am. Completely unacceptable, I can’t even stay in the apartment with this sound it is unbelievably loud. I’ve been in 2 different apartments and it has happened for months at a time in both. I have never heard anything like this from any other building and I’ve worked concierge in half the buildings in New Rochelle. There are better options.

  Avoid Shearwood: "Modernized" Elevators Are a Dangerous Failure I have lived at Shearwood for 2.5 years, and the situation has become completely unacceptable. For nearly two years, we endured an "elevator modernization project" that was supposed to fix frequent breakdowns. Despite the project ending months ago, the elevators are now in a worse state than before. They fail 2–3 mornings each week, forcing residents to navigate the stairs. Today, I had to walk down over 10 flights of stairs just to leave my home. When the elevators actually do work, they now stop at every single floor on the way down, even when the buttons aren't pushed. If you're coming from the 15th floor, be prepared to stop at every level. For a building with "luxury" rent rates, this level of mechanical incompetence is damning. Beyond the elevator nightmare, basic utility and maintenance standards are nonexistent. The hot water takes a full 5 minutes to heat up, forcing you to either waste water or start your morning with a room-temperature shower. The window blinds are incredibly fragile; they constantly fall down, requiring a never-ending cycle of maintenance requests. The building is simply poorly managed across the board. Packages are frequently dumped in piles of 20–30 in a huge locker, forcing you to dig through everyone else's deliveries to find your own at the bottom. The HVAC system is equally frustrating, using outdated wall boxes with no centralized thermostat that leave your apartment either freezing or stifling. Even the paid parking facility is poorly designed; the garage lanes are incredibly narrow, and if you drive an SUV and are assigned a spot between two other SUVs, there is virtually no space to open your doors without scratching the adjacent vehicles. You are paying an absolute premium for a building that fails to meet the most basic standards of modern living. Do not bother.

  Leasing office will lie over the phone about pricing. We even called back a second time to confirm the price of the 2 bedroom apartment, because it seemed too good to be true. We were told a second time the same price over the phone. The following day, we drove over an hour to go view the apartment and were told that it was almost 3 times as much as what we were told over the phone. The leasing agent could have cared less that we were given the wrong information twice and that they wasted our time. They also charge over $150 for a monthly parking space. So plan on paying an extra $300+ in parking if you rent a 2 bedroom apartment. "If it sounds too good to be true, it probably is."

  Terrible management and lobby security; have ordered food and was left down stairs; went down 20 mins later to get it and the food is gone; door man has no clue and then she said she had stepped away but not her problem if it was taken. Would steer clear of this property if this is the type of service they provide and “24 hour” security. Packages are always getting lost too - so many times I’ve had to reorder from amazon because they have no clue where the packages are even though Amazon marked as delivered. Also the charges for utilities are ridiculous; it’s on some shared basis i guess calculated off the sq ft of your apartment; my wife I both work long hours and are barely ever home, yet the utility bills are 400+ , so consider that when factoring in your rent price; i was told on average i should be expecting 1-200 when I had signed the lease. Lived in Manhattan before this, similar size apartment, and my yearly average for utilities was around 130.. makes no sense paying so much for barely using any electricity or gas (everything in the apartment is all electric but some how gas bills are like 200+ and we don’t even use the heat in the house)
