  I recently had the experience of working with Steve Ellsworth at East Coast Appraisal Service on commercial properties both in Queens and the Bronx, Steve was prompt, reliable and very efficient, the Appraisal report was very detailed. If you need an appraisal, I would definitely recommend them.

  Mike Pavlakos and the team at East Coast Appraisal Service were absolute professionals from start to finish. We needed 3 separate, USPAP-compliant appraisals on a mixed-use property in Flatbush, Brooklyn: a 1994 retrospective date-of-death valuation, a pre-fire valuation, and a current post-fire "as-is" valuation. It was a really complex situation involving an estate, insurance claims, and IRS/FIRPTA matters, but they handled it seamlessly. Mike, Don Miller, Steve, and Mayra were highly responsive, incredibly sharp, and clearly experienced with this level of complexity. The finished reports were thorough, delivered right on schedule, and properly addressed to all the parties our legal and tax teams needed (including our LLC, CPAs, attorneys, and the IRS). Their pricing was completely fair, their communication was excellent, and they truly understood the technical nuances of retrospective values and fire-damaged property methodologies.   I recently sold a two-family house in Bensonhurst Brooklyn that I had inherited. My feeling of gratitude quickly turned to panic when I was told by my accountant that I needed an IRS Step Up Basis Appraisal from 2003. I called three appraisal companies who were not able to appraise it that far back in time. My attorney told me to call East Coast Appraisal Service. Since the house was already sold, they could not get access but told me they could provide an appraisal based on an exterior inspection. I gave them a description of the dwelling, and they sent me an appraisal report within a week that exceeded my accountants’ expectations and was filed with the IRS. I highly recommend East Coast Appraisal Service and would definitely use them again.
