We initially chose this complex because it was affordable, but the hidden costs and severe management issues made it not worth the savings.
Severe Mice Infestation & Poor Response
We moved out primarily due to a severe mice infestation on the second floor. Mice entered the kitchen, microwave, and oven, leaving droppings everywhere. The first exterminator provided by Rosewood only placed glue traps and stated nothing else could be done to stop them from coming back. Because mice kept getting into our food, we had to rely heavily on takeout and ultimately had to throw away groceries and multiple appliances (microwave, toaster, etc.). Management later switched pest control companies, but the new company was also unhelpful. Every week a different technician came in, each contradicting the previous one. The issue was never resolved by the time we moved out.
Unfair Move-Out Charges & Collections
Management withheld our security deposit and charged us to replace the carpet, despite the damage being caused by the mice. When we disputed this, management instructed us to email them photo proof of the infestation. We sent the photos but received no response. Instead of communicating their final decision to us, they sent the bill directly to a collections agency without warning.
Management Communication Issues
This was part of a pattern of poor communication. Management previously sent us notices accusing us of leaving trash out, which we did not do (it was a neighboring unit). They placed these letters on several nearby units instead of identifying the actual source. They also attempted to charge us for undamaged blinds, which an employee eventually agreed to drop after we disputed it.
Noise and Safety Concerns
Management permitted tenants below us who engaged in loud, frequent verbal altercations late at night and early in the morning, requiring police intervention. Their visitors frequently yelled profanities and slurs near the complex playground.
Severe Parking Shortages & Construction
Parking is highly inadequate for units with two or more vehicles. You only receive one covered space, and uncovered spaces regularly fill up completely by 5:30 PM or 6:00 PM on weekdays, forcing the other driver to park outside the complex at night. Ongoing construction frequently blocked access to both covered and uncovered spots, worsening the issue.
We have never posted a business review before, but our experience here compelled us to warn others. The management does not take accountability for maintenance issues, sends baseless compliance notices, and utilizes predatory billing practices upon move-out. The lower rent is not worth the long-term stress and financial cost.
