I just finished my 1 year lease here in a 2bd Townhome and I am relieved to be out of it.
Let me break it down:
Good:
-Packages never got stolen
-No car break ins
-large patios
-Spacious units
-Maintenance workers were very helpful and swift in their response and work when properly notified
Bad:
-When I arrived from driving from OR to NV the next door neighbor thought me and my partner were “breaking in” but quickly calmed down when we explained. Apparently he had just moved out of this unit and said “it’s not ready”. I should’ve listened and asked more questions but it was late, hot and we were exhausted.
-Beautification projects to justify higher rent
-Water was frequently turned off
-It was VERY clear there had been a German roach infestation from stains in the kitchen, scrubbing did not take this staining off. And thankfully it never returned but they were present here and there (I understand this is common-ish in NV now) I used my own treatment measures and didn’t use my oven and cleaned inside the back of my fridge (found dead ones there upon move in) also kept drains plugged.
-After my neighbor moved out who had been staff, a woman moved it who continued to yell and fight openly and loudly into the early morning hours. At certain points I worried I would have to exercise being a mandatory reporter at times (I was a social worker at the time). It was loud enough I could hear other adjacent neighbors yelling at her to “shut up” through the walls. A note for anyone who may encounter neighbors that don’t care about their impact towards others.
-The windows upstairs are not well insulated and when my a/c went out it reached 90 degrees and I could not reach anyone for a whole weekend on their “emergency line”. It wasn’t until Monday I was offered a portable unit downstairs. They acted as though it was “new news to them.”
-There is no heat, only A/C. The system was not built for both.
-Navigated and halted multiple eviction attempts after being laid off from the job I moved here for (org shut down) and my father suddenly passing and communicating every step of the way. It was a stressful March to August. Multiple notices of “inspections” that never occurred. No personable contact made, just notices showing up on the gate (not even my door) While I am grateful I never had officers show up it was awful to navigate. Do not recommend.
-Now the kicker…moving out. There was a huge lack of communication among previous staff and current office staff as well as many attempts to gaslight. I had informed my previous PM Haydee back in March via email that I had no intention of renewing my lease and via the phone when contacted a few other times. The incentive was to “spin a wheel and win a tv”. I politely declined and stated I would be moving back to OR as Haydee and I had good rapport. So clearly that did not get communicated and it was not “sufficient enough” to be considered a proper 30 day notice. You would think if new management was coming in they would audit current tenants whose leases are coming to an end. Mine was up Aug 6th.
Fast forward to me being physically in the office handing over my last months rent before moving out and asking “is there anything I need to do or prepare for in this process?” I spoke to Oscar and he said “no you’re all good”. Mercedes was also present and just waved through glass that I as they took my money.
Apparently no, not “all good”. As I was told I needed to provide a proper 30 day notice by Mercedes as I was asked for rent after explaining I was in the move out process and was asking for an extra day politely past my lease end to continue the move out process. I called their corporate office and explained my situation beginning to end. Not helpful. I moved out a couple days later and had recorded myself dropping the keys off. And I called it a day. I refuse to pay anything further to a company who clearly does not see me saying “no” to a lease renewal numerous times as a chance to tell me otherwise.
Pick your battles with this place.
