  We’ve lived in the complex for around 7 years now and totally love it! The community is very kind, the property is well-maintained, and maintenance requests are responded to and resolved very quickly. Rissbell came in today to fix an issue with a kitchen drawer and followed up with the other concern I had and was very positive, polite, and efficient— thank you for your help!

  They've added increasing monthly fees over the years just so everyone is aware before they sign a lease here: 1. Environmental disposal fee = $10 2. Lease processing fee = $2 3. Pest control = $3 4. Utility service fee = $5.50 5. Waste water sewer charge = $15.46 6. Water charge = $13.49 Total = extra $49 per month on top of the rent. The water fees were more last month so I paid an extra $53 that month. I live in a one bedroom so two bedroom units will have higher water fees (I think they calculate it by square foot, not water meter usage or anything like that). The water fees seem to be the only fees that change per month. Either the price of water changes per month or the amount of water usage from the whole complex changes per month. I suspect we're paying for the sprinkler system water for the plants outside and the swimming pool. I imagine the water fees and usage increase in the summer time.

  I've had a great experience at Palm Villas at Whitney Ranch Apartments. Shawna Petersen and the leasing office staff has been wonderful to work with. Whenever I call or email with a question, I always receive a response in less than 24 hours, and they are consistently professional, friendly, and helpful. The maintenance team is also excellent. They are always pleasant to talk to, respectful, and quick to address any maintenance requests. It's clear that they care about the residents and take pride in their work. Overall, I've been very happy living here and appreciate the great customer service from both the leasing office and the maintenance staff. I would definitely recommend Palm Villas at Whitney Ranch Apartments to anyone looking for a well-managed community.

  Pros • Property Upkeep: The grounds and landscaping are beautifully maintained and always look taken care of. • Responsive Maintenance: Requests are handled quickly and efficiently whenever an issue arises. • Convenient Amenities: Features a great in-unit washer and dryer, a nice patio space, and a small but functional gym that covers all the basics. • Community Vibes: It feels like a safe neighborhood, and management hosts great community events like cookouts. • Value: It offers solid, basic amenities and nice overall apartment layouts for the price. Cons • Outdated Interiors: Some appliances and features inside the apartment feel a bit dated. • The "Landlord Special": There is noticeable, heavy white paint over some fixtures and walls instead of modern finishes. • Neglected Pool Areas: Both pool areas need better maintenance. The lounge chairs are old, and there is no stand up umbrellas by the lounge chairs or skimmer net available for residents to clear out leaves and debris when maintenance isn't around. A lot of debris in the bottom of the pool. The Takeaway: This review isn't meant to tear the property down; I genuinely enjoy living here! It’s all about managing expectations. ▪ Choose this place if: You want a safe, affordable, and well-maintained community and are perfectly fine with the standard basics. ▪ Pass on this place if: You are looking for a highly modern apartment with brand-new appliances and luxury amenities. It's a great place to live, but a little extra attention to the pool areas and some interior updates would go a long way.

  BEWARE. PALM VILLAS IS POORLY MANAGED AND SUPPORTED.... I planned on living here for 5 years for the location, Sadly I left after 11 months due to all the issues. I realized this place looks nice on the surface but once I moved in everything was cheap and problematic. The refrigerator broke twice and they didn't want to reimburse me for the food. Had several other issues with the stove, shower rod, faucets, water leaks and they left a big nasty stain on the wall for me. The sliding door had giant gaps and the wind came right on in. On top of all these issues there were billing problems. Issues never seemed to end. My neighbors had just as many problems. Be prepared to submit a lot of service requests. PALM VILLAS IS POORLY MANAGED AND SUPPORTED.... They didn't care about me or my living conditions. They just wanted my money. I felt disrespected. Palm Villas wasted my time and energy. Management is more interested in cutting costs for profits which leads to a poor living experience. After speaking with the manager, I got the feeling she puts herself first before paying customers which also made this a toxic situation. It’s amazing how other people’s poor decisions can really affect your life. Ownership really needs to invest upgrades into this property to keep customers happy. Expect the bare minimum which is the lowest level of effort. Make the best decision for yourself and family.
