They are charging my niece move out charges for WEAR AND TEAR!!! No pictures to PROVE the damages, refuse to respond, how can you charge a college student almost $800 and not give proof and just say "PAYMENT DUE IN DAYS!". Ridiculous, office number is always out of order or they do NOT answer. NOT a place for students who are on a budget. THEY WILL MILK YOU!!!!

If you are moving out for the first time, it’s a fine start, unless you want to get charged a full months rent for 10 days and then another full month right after, which is crazy to me for student living when rent is nearing $700 and a lot of students are working really hard to afford their own rent. They will 100% come into your unit for inspections without notifying you and the management is rude at times. They want to charge you for everything so make sure you don’t lose the plastic wristband pool passes either because they will charge you. The units are dirty and when I moved in my room was a mess and not properly cleaned. The water didn’t drain in my bedroom and never got fixed, and once I told them I wasn’t getting notified for inspections and wouldn’t allow it they had me pull up my email and prove to them for the 3rd time that I wasn’t notified. Overall there are better places in Las Cruces or even on campus to live for students. Casa Bandera is around the same price for 2 people ultimately as well.
HERE TO SAY that they are absolutely charging people randomly for things that aren’t applicable. I was charged $200 for keys that I turned in, and they couldn’t even tell me what the charge was actually for! Fill out those dispute forms yall for real.

All Fake reviews besides the bad ones. The place has MOLD in their apartments. A better place to choose is Park Place.

very poor move-in experience. after 10 hours of driving to make the very short window that they were open on a saturday, and weeks of emails about their office hours (specifically being open 10-2, and their lunch being 12-1) multiple families were left outside in the heat waiting until 1:30pm for them to finish their lunch hour. and the same families checked around 12 to see if they were open later but they were closed. i had a great experience last year, but renewing and coming to move into my new unit this year was already disappointing.
