  I had such a great experience with Lovell and the Maintenance team at The Pearl! My dryer needed to be replaced, and the entire process was handled quickly, professionally, and with such care. From submitting the request to the installation of the new unit, everything was seamless and stress-free. Lovell was prompt, respectful of my space, and incredibly efficient. He made sure everything was installed perfectly, tested the dryer before leaving, and cleaned up thoroughly afterward. It’s clear him & the team take pride in their work and genuinely care about the residents. I truly appreciate how responsive and reliable the Maintenance team is — it makes such a difference living somewhere that prioritizes service and resident satisfaction. Thank you for making this so easy and for doing such an excellent job!

  WARNING TO PROFESSIONALS: Documented Deceptive Trade Practices & Incentive Manipulation I am a CEO and S-Corp owner (est. 2003) with a verified professional history and income that far exceeds the requirements for this property. I am writing this to warn other high-tier professionals about the deceptive underwriting and "bait-and-switch" tactics utilized by BNE Real Estate Group at The Pearl. 1. I applied for an advertised 24-month lease to utilize a "2 Months Free" incentive. After paying the non-refundable application fee, management (Susie E.) manually overrode the portal to change my term to 26 months - a calculated attempt to dilute the value of the advertised concession. 2. Despite providing my personal IRS tax transcripts at the onset, they were explicitly rejected as "not what was wanted." Management mandated business filings and a notarized CPA letter (verifying 21 years of business stability). Once provided, the Regional Manager (Megan) attempted to "re-demand" the same personal transcripts previously rejected. This circular logic is a documented tactic to manufacture "denials" or force residents into 3rd-party guarantor services. 3. Management’s manual contract tampering resulted in my legal termination of a prior lease. When called out, Regional Management (Tracey W.) met my outreach with strategic silence, while their automated system continued to harass for sensitive data I had already provided in hard copy. 4. After I delivered a formal Case Evidence Brief documenting these violations, management immediately agreed to refunding my "non-refundable" application fee. In the industry, this is a functional admission that the original contract was voided by their own deceptive practices. They will answer this and try to cover their tracks, please keep in mind... If they claim "System Error": Manual overrides in RentCafe are logged; this was a human choice. If they claim "Underwriting Standards": Standard underwriting does not reject IRS transcripts only to demand them again days later. If they say "We wish you the best": I have formally withdrawn. Luxury living is a white-glove service, not a battle against deceptive management. I can't say it's not a beautiful property because it definitely is, but you have to feel comfortable with the people that run the show, and I no longer do because they are clearly deceptive. You can listen to me, or take a lease and I hope you have a better experience - It's my duty as a good person to warn other good people about bad business practices like this because I can save just 1 person from making a mistake, and for me that's a victory.

  Lovell, the maintenance manager, has been extremely helpful since day one of my move-in—attentive, reliable, and always quick to respond whenever I’ve need assistance! The leasing managers Susie and Tracey were extremely helpful throughout the move-in process — I really appreciated how kind and supportive they were along the way. The building and location are beautiful, clean, and offer great amenities! The staff and the residents I’ve met so far have all been so welcoming and genuinely nice. It’s only been a weekend, but I already love being here. Such a great place.

  Lovell makes this place 5 stars ! Super cool man who fixes any issues instantly! Cant recommend this place enough. Shoutout to Lovell for making it feel more like home, super welcoming man 🙏🏼

  Moved in a few months ago. So far loving this place. Management is great , the community is friendly and Maintenance manager Lovell is very reliable and efficient. Requests are handled in a timely manner and repairs are done throughly. Super respectful and knowledgeable as well 👍🏽👍🏽
