Moved in June of 2026. Almost two months of living at the Pearl. Shoutout to Rodney and Susie for their help with the application and move in process. They answered a ton of my questions (I had plenty!) and genuinely did not seem bothered at all.
Did have a couple issues arise with move in, including replacing my garage parking pass a couple times because it wasn’t reading and I couldn’t get into the garage, the outlets in my apartment did not work at a point as well and we needed to have an electrician come to solve the issue and lastly my shower was leaking because I realized when I moved in, there was no seal at the bottom of my bathroom door.
Thankfully, Lovell and the maintenence team really stepped up to get all of my issues resolved as quickly as possible. Even with the outlet situation, they were honest that they were not sure what the issue was and would get the electrician out as soon as possible. The issue was resolved the following day.
These are issues I would normally be upset about upon moving in but given that it is a new building and we are the first tenants in our unit, issues are bound to arise.
All in all, I’m loving living here! I love the location, the amenities, my apartment, and all the neighbors are friendly. I’ve even recommend my own friends to come live here!

I would like to recognize Daniel Rodriguez, the maintenance technician, for his outstanding service today. My circuit breaker had blown, causing my electricity to go out. Daniel not only responded promptly but came back a second time to make sure the issue was completely resolved. I truly appreciate his professionalism, patience, and willingness to help during my time of need. Thank you, Daniel, for going above and beyond!

TLDR: Absurd water bills, electrical instability, smoke detectors, pet waste in common areas, shoddy construction, corner cutting, and now a building wide millipede infestation. We held out as long as we could but we hit our breaking point this evening. If you want the full story, keep reading.
My wife and I moved into The Pearl in October 2025 with so much excitement. Beautiful building, great location, felt like a real upgrade for us as we were expecting our first child. Eight months later we are exhausted, frustrated, and feel like we have been completely let down.
Where do we even begin...
The water billing alone has been a nightmare. We have been paying anywhere from $160 to $260 a month for water and sewer. For context we are two adults with a newborn. We have spoken to homeowners with families of four, pools, and full sprinkler systems who are paying less than us every single month. After filing a BBB complaint, YES Energy, the third party billing company used by this building, admitted in writing that our bill is based on a property wide master meter allocation, meaning we are essentially paying a share of the entire building's water costs, not just our own. This was never disclosed in our lease. Management has acknowledged the issue but has never once directly answered the core billing question we have raised for eight months. They continue to kick the can down the road with no resolution.
But the water bill is honestly just the beginning.
Before our son was born we submitted a formal written notice to management documenting a list of unresolved issues in our unit. Breakers tripping during normal daily activity like warm showers and basic kitchen use, to the point where we had to remove the mirror covering the breaker box because we were accessing it so frequently. Smoke detectors going off constantly during ordinary cooking despite us having to open every window and door. Vacant apartment smoke detectors chirping through the night from low batteries in empty units. Pet waste and garbage accumulating in common areas on a recurring basis. We raised all of this in writing before our son arrived, specifically because we wanted to feel safe and comfortable bringing a newborn home. Most of it has gone unresolved.
And then this week, happening as we write this review, we discovered a building-wide millipede infestation. Management knew about it since at least Friday June 20th after another tenant had an exterminator come in, which did nothing because the problem is coming from outside through gaps in the door thresholds throughout the building. Our patio is riddled with them and we are now finding them throughout our apartment. No email, no notice, nothing was communicated to residents. We found out on our own with a newborn at home rolling around on these floors.
Looking back at everything, a pattern has become impossible to ignore. This is not a series of isolated maintenance issues. It is the byproduct of shoddy construction and corner cutting that is now showing up in ways that affect the people living here every single day, and now, well into the night taping up doors and breaches to keep crawlers out.
We are not difficult tenants. We have never been difficult tenants at any property we have rented from. We pay our rent on time, we are respectful, and we have handled every single one of these issues in writing and in good faith. We just want to be treated with the same respect in return. At this point it feels like management is running out the clock on us, banking on the fact that we have a newborn, full time jobs, and not enough hours in the day to keep pressing. This review is our answer to that assumption. Young families and working people deserve to know what they are actually getting into before they sign a lease here. If there was a way out that did not cost us, we would have been gone yesterday.
In short, if you are considering moving here, don't.

Although I didn't end up moving into The Pearl, I wanted to leave a review because my experience was genuinely wonderful. The community itself felt very comfortable, well-maintained, and welcoming from the moment I arrived.
My tour with Susie was excellent. She was incredibly kind, patient, and knowledgeable, and she took the time to answer all of my questions without ever making me feel pressured. Her warm and professional attitude left a lasting impression on me.
Even though I ultimately chose a different community, I felt Susie deserved recognition for her outstanding customer service!
