  As most of the reviews note, Ivan, Terance, and the rest of the maintenance crew are fantastic. They're very professional and courteous and always respond timely. They are 100 times better than the prior drug addicted maintenance manager the company kept around for the first year and a half I lived there. Unfortunately, there's not much more to say about The Waverly, BNE Real Estate management, and what you get for your money. Exorbitant rental prices with average annual increases of about 6%. Nothing ""luxury" about the place, including the basic appliances provided. A local management team that seems to change annually and does not enforce any of the many rules and regulations listed in the 50 page lease. That includes allowing neighbors to leave their trash in the hallways long before the 6 pm time to put it out for concierge service. The pool? It took two years for management to fix the leak in it and stop re-filling it with water on a daily basis. There are still weeds and leaves on the patio from 2023! A table umbrella flew out of its hole from the wind and struck a tenant. Despite management being notified, nothing was done to fix it for days. I liked my neighbors while I lived there and overall, the place was quiet. But I always had the sense I was paying way too much for what I got (over $3300/month for a 2 BR, 2 BA with garage, water & sewer.). Many of my neighbors silently agreed. The kicker was the $93 water/sewer bill I received after I moved out. My lease ended April 30th but I moved out on April 1st. The apartment was empty for 29 days but somehow I was charged that amount, with $33 of that for "water usage". Despite repeated requests for an explanation from BNE Regional Manager Megan Bauducco, I got nothing! No explanation on how my water meter reading could have changed when the apartment was empty during that time. BNE does not care about its tenants and is only out for (lots of) profit. That much is obvious!

  Wonderful property! Lived there for five years. The location is fantastic. One minute to the GSP and less than ten minutes to the beach. The apartments are sleek and modern, the property is well-kept and the maintenance staff is awesome. Definitely recommend.
