    The overall environment of this community is one of the things I appreciate most. It’s very friendly, everyone generally minds their business, and the property is kept very clean. Alec has also always been extremely professional, helpful, and responsive anytime I’ve needed assistance. When I first moved here in the summer of 2025, I was very impressed with the townhomes. They’re modern, spacious, and have a great appearance. However, after living here for some time, I started to question whether the quality of the actual units matches the roughly $3,600 monthly rent. There are several things that stand out. The flat paint used throughout the unit feels very cheap and easily smudges or marks if you or an object simply brushes against it. The walls are also extremely thin. The air conditioning works very efficiently downstairs, but upstairs is a completely different story. For a multi-level townhome at this price point, I would have expected a better HVAC setup, possibly separate units or zones for each floor. Parking is probably one of my biggest frustrations. Even though the townhomes have garages, in a two-person household it can still be difficult for one of us to find parking after a certain time. When the regular spaces are full, residents and guests sometimes resort to parking in the fire lanes. There have even been a few occasions where another vehicle has blocked our garage, which is extremely frustrating. I’ve been here for a little over a year , and the community has definitely grown. I’ve also noticed more families with young children moving in, but there really isn’t a designated area for kids to safely play. The clubhouse and pool area are very nice, with a pool table, cornhole, propane grills, and other amenities, but there isn’t much specifically geared toward children. One day while coming home from work, I saw a child riding her skateboard down the main entrance of the complex. With additional units currently being built, I think adding a playground or small park would be a great investment in the community. There are definitely a lot of good things about living here, and I want to be fair about that. The community itself is pleasant, clean, growing, and has some great amenities. My biggest issue is simply value for the money. The clubhouse feels like a lot of thought, time, and attention went into it, but unfortunately I don’t feel that same level of care was carried over into the construction and design of the townhomes themselves. Certain aspects of the units feel rushed or not fully thought through. At approximately $3,600 a month, expectations are naturally going to be high. For that price, I believe the quality of the interior finishes, sound insulation, HVAC design, parking situation, and overall functionality of the units should reflect a more premium living experience. It’s a nice community with a lot of potential, but after living here for over a year, I personally don’t feel the townhomes themselves justify the premium price tag in their current state.

    We’ve lived at The Franklin for a little over a year now, so I feel like I can give a pretty fair review for anyone considering moving here. I’ll start with the good because there objectively are aspects to like. The community is well kept, clean, and has a modern feel. The townhomes look nice, clubhouse amenities are good, the grounds are maintained well, and one thing we’ve genuinely appreciated is the people who live here. Everyone we’ve met has been friendly, and it’s been a pleasant place to live. Personally I’ve also only had positive interactions with the leasing office. They’ve always been professional, responsive, and easy to work with. For my own issues, the clear bright spot has been the maintenance team. Felix and the rest of the crew deserve a ton of credit. Every issue we’ve ever had, whether it was something small or something that actually needed attention, has been taken care of within a day or two at the absolute latest. That’s honestly the standard every apartment community should strive for. Now for the reason I can’t possibly give this place more than three stars. For what we’re paying (over $4,000 a month), the construction quality just doesn’t match the price. It’s pretty obvious in a lot of places that this project was rushed. There are little workmanship issues throughout the unit that you just wouldn’t expect at this price point. And that’s incredibly annoying. The biggest problem by far is the HVAC design. ( I’ll get to the parking issue later) During last week’s heat wave, it was literally impossible to sleep in our bedroom upstairs. Even with the AC running, it stayed around 78 degrees at night. This is now our second summer dealing with it. We have a loft area at the top of the top floor stairs that I use as my home office, and there isn’t a single vent up there. Heat just sits there all day. Whoever designed a three-level townhome with one HVAC zone completely missed the mark. We’ve spent more nights than I’d like to admit sleeping on our couch downstairs just so we could actually get some sleep. That shouldn’t happen in a community where rent is over $4,000 a month for my unit. The walls are also much thinner than you’d expect. We hear our neighbors constantly, including every meltdown from the child next door. I work from home, and I can hear it clear as day during the day and at night when we’re trying to relax. The appliances are builder-grade no-name brands, the paint scuffs if you so much as brush against it, and while those things aren’t deal breakers on their own, they add to the feeling that corners were cut. Then there’s the parking……. This is probably the biggest issue depending on who you’re talking to. Yes we have a garage, but we’re a two-car household like a lot of people here. If you leave in the evening, you genuinely think twice because there’s a good chance you won’t find a parking spot when you get back. People regularly park in fire lanes and on sidewalks because there simply aren’t enough spaces. That isn’t a resident problem…it’s a planning problem. Overall, I think this is a good community with good people, a professional leasing office, and one of the better maintenance teams I’ve dealt with. But the HVAC design, construction quality, and parking situation don’t match the premium price tag. Fix those issues, and this would easily be a four or five-star community.

    I recently moved in April of this year. From the start process of getting the place to moving in was super easy. Alec was very helpful in the process and I would recommend using him when inquiring about this property. Everything here is well maintained and clean and if there is ever an issue they are fast acting.
