  *Renters beware!!!!!!!* over the past year I have lived here we have been targeted and harassed. You will get a fine from them without any proof of it happening. Karla picks who she bullies and we have unfortunately been at the tail end of it. It is disgusting and shameful that someone can get away with this for over a year. They will tow your car and they won’t even deliver a parking sticker for!! Unlawful seizure and harassment shame on you guys.

  RENTERS BEWARE: A “neighbor” that lives in the same building as me attempted a HOME INVASION BY FORCED ENTRY of my unit. Evergreen, specifically KARLA, did absolutely nothing for weeks after I reported the issue multiple times. KARLA did not notify either property owner of this home invasion, nor did she ever even ask us if we were ok, or if our unit was ok. Instead, KARLA gave me attitude each time I called. She seemed so annoyed that we had the nerve to call property mgmt after our home was invaded by other tenants. Paying nearly 2500$ a month to live in an old projects building would be fine if management wasn’t incompetent. I have never felt so disrespected by a company that is supposed to be a resource for tenants and owners.

  To any condo or homeowners association considering this company: proceed with extreme caution. Our association’s experience has been sufficiently disappointing that we would not recommend hiring them. The new company we are with is amazing in comparison. Night and day. In fact, if we were making the decision again, we would choose a different management company altogether and never would have hired them. We strongly encourage other associations to thoroughly investigate the company before entering into any agreement.

  I strongly caution anyone considering buying or living in a property managed by this management group. The level of professionalism and care for residents and unit owners has been extremely disappointing. Vehicles have been repeatedly targeted for towing even when there is clear evidence that no parking rules were violated, and the towing company they use has harassed people who legally park on the property. Meanwhile, serious property maintenance issues continue to put residents in danger. Front steps at multiple buildings are deteriorating to the point that people have been injured trying to use them, hallways have visible holes and damage that remain unrepaired, and ongoing roof problems have resulted in repeated leaks, flooding, water damage, and even ceilings caving in inside units. What is most concerning is the apparent lack of urgency or accountability regarding the conditions people are living with. As a unit owner, I reached out about certain issues directly affecting me and after only two emails was told they would no longer communicate with me regarding the matter. In my opinion, this has been an extremely unprofessional and poorly managed property management company that seems far more interested in avoiding responsibility than properly maintaining the property, addressing safety concerns, and communicating with the people who own and live in these units. To Evergreen: save your generic "we'd love to address your concerns. please email us" reply because I simply tried doing that and you refused to speak with me. 1 star property management company 5 star clown show

  This company took over our property in January and they are the absolute worst! Getting someone on the phone is next to impossible as no one is ever available and your stuck leaving voicemails, tracking down emails is frustrating because they want you to use their stupid portal where submissions go unanswered, your request for records related to your HOA are met with “I’ll send along your request but you’ll be charged any associated legal fees” guys they’re supposed to be public records! Asked for updated financial reports since we know for a fact they aren’t paying our water bill! And was told no. They are now charging us administrative fees and architectural change fees and refusing to tell people why or what docs give them the right to charge them. It’s also obvious they’ve never been to the property since they’re unaware of the setup and seem to think the entire property is uniform and it isn’t. We’re on our 3rd point of contact in just 8 months and 3 people on our team have left the company, in only 8 months! Why is turn over so high?! Please please please whatever you do fight against your property hiring them!!!!!!!!!!!!!!!!! If I could give negative stars I would!
