    We have absolutely loved living at Aerie Blue Sage! We've been here since March 2025, and it's felt like home from the very beginning. The team (Tina, Staci, and Samantha) have been incredible. They are always friendly, responsive, and genuinely helpful whenever we need anything. It's clear that everyone here truly cares about creating a great living experience. The community is beautiful, well-maintained, and full of great amenities. Any maintenance requests we've submitted have been handled quickly and professionally. If you're looking for a place that is well-managed, pet-friendly, and feels like more than just another rental community, we highly recommend Aerie Blue Sage!

    They say, "Home is where the heart is..." and Aerie Blue Sage is truly our home. Yes, the property is beautiful, perfectly located in West Omaha, and makes for a highly convenient daily commute. But the best part is the true sense of community here. We have built wonderful relationships with the property staff, the contractors (we moved in during construction), and many of our neighbors. This community is warm, inviting, and welcoming to all!

    A very disappointing and frustrating experience. I was one of the very first people to sign a lease before any units were even available to move in. I should’ve known then that this was not a good place to move, anytime I needed something I’d have to call for days to MAYBE get to talk to someone. I wanted my husbands name added to the lease and asked for it several times, this wasn’t done by move in and wasn’t even done by the time our lease was up a year later. When it came time for move in, I didn’t hear anything and reached out a few days before my move in date. Only then was I sent information about move in and how to set up my utilities. When we moved in, we were told we wouldn’t have to pay the amenity fee because none of the amenities were available. Once rent comes around, this is not happening. When we finally have fencing and grass put in, the landscapers were rarely mowing our lawn. At one point our grass was halfway up our shins and it was only after I called and asked if I should just start mowing myself that something happened with it. But.. when the landscapers did come do it, they left mounds and mounds of the cut grass all over our patio furniture. Staining our cushions and ruining them, unfortunately. Additionally, the fencing leaves a significant gap between the edge of the fence and the wall of the building. Our neighbors small dogs fit through it easily, they broke into our yard several times starting in October 2025 and I would have to run into the yard 6/7 months pregnant to get them off of my dogs. I said something to management and was told they’d figure it out right away…. We never heard anything about it. Our front doors handle was cheap and would fall apart often, requiring maintenance to come replace it. The advertised wood floors were cheap vinyl that was peeling up and bubbling along cabinet lines from the day we moved it. Our hot water would run out within 5-10 minutes. Construction workers would park in resident parking, blocking us in and made us late for work and events often. Our car was also hit by construction equipment, as they would often get within centimeters of our vehicles. I asked for video footage for insurance purposes and was told I needed to know the exact date and time it happened. This wasn’t possible as we weren’t home when it happened, we simply came home to our car completely sideswiped. Once the gym amenity was available, almost right away it was closed back down for construction. Our lease ended in April, I notified them in December or January that we would vacate then. I was never given confirmation for this, I’d ask for it and they’d tell me they’d email me a Docusign (several times this conversation was had) and we never received such official documents. We also brought the amenity fee issues to their attention to which they said they’d refund it onto our account.. That being said, late fees would be applied to our account despite me having bank statements showing our rent was paid on time. Such late fees weren’t removed despite me saying something several times and again, having proof. After having the amenity fee refunded to our account, all that was left of April rent was $100ish (confirmed by Sam and Tina both). When it came time to pay it, the late fee I spoke up about as well as TWO additional ones were on the account. I attempted to pay the rent only, but the payment system is set up to pay entire account amount only. I notified Tina, who said she would mention it to Sam. Sam said she would look into it, and it is now June and I still haven’t heard anything. I’m assuming they applied my deposit to it in order to resolve it, but I have not seen the remainder of my deposit nor have I received any communication about this issue. I am very disappointed because the units themselves were pretty and it wasn’t a bad area whatsoever, but management issues + constant construction was not worth it. Unless completely new management takes over, I’d never recommend it.

    I absolutely love my townhome at Aerie Blue Sage. It’s been the perfect setup for our family—my husband has an ideal office space downstairs, and there’s plenty of room for me and the kids to spread out and feel completely comfortable. It still amazes me how an apartment community can offer this much space and truly feel like a real home. The management team has been wonderful—always helpful, responsive, and genuinely invested in making sure residents have a great experience. And the community itself is just beautiful. Everything is well maintained, peaceful, and thoughtfully designed, which makes living here feel even more special. Overall, we couldn’t be happier. Aerie Blue Sage has given our family the space, comfort, and support we were hoping for.
