  My experience at The Oxbow was extremely disappointing and stressful. During my tenancy, I dealt with ongoing harassment and what felt like selective enforcement of the building’s policies. On one occasion, the property manager arrived at my door with two other staff members and began knocking without providing proper notice, which felt intimidating and unprofessional. Although the building advertises a “no smoking” policy, many residents regularly smoked on their balconies and around the property. Despite reporting this behavior multiple times, no meaningful investigations appeared to take place, and the policy was enforced against us far more aggressively than against others. Because the windows only open about three inches, smoke from neighboring units easily became trapped inside the apartment, making living conditions uncomfortable and undermining the intent of the smoke-free policy. The units themselves are also quite small. After repeatedly raising these concerns, we were initially told that we would be responsible for repaying the lease concessions, including a free month of rent, if we chose to move out. However, once we provided clear proof that other residents were smoking on their balconies—despite this being prohibited—Adam Kain, the property manager, ultimately allowed us to terminate our lease without penalties and waived the requirement to repay the concessions. This outcome highlighted the inconsistent and selective enforcement of the community’s policies, as other residents appeared to continue smoking without consequence. Unfortunately, after moving out, we learned that negative and inaccurate rental references were provided to potential landlords, including claims that we had smoked inside the unit without any supporting evidence. This has had a lasting impact on our ability to secure new housing. The only positive aspects of living at The Oxbow were Michelle, who was consistently helpful and professional, and the amenities offered by the property. I hope management takes these concerns seriously and works toward fair, consistent policy enforcement and more professional tenant relations so future residents do not have similar experiences.

  Have lived here for about 2 years. Great place to live, great location and great amenities. Bailey in the leasing office is amazing, she is always very helpful and friendly. She always helps me locate my missing packages. The community manager, Adam is also a friendly face to see when I walk in the club house. Would highly recommend living here! Have had very few problems. Gym could use a cable machine.
