  This place is a gift sent from God himself. I am truly blessed to have the opportunity to stay at a place with such luxuries and comfort. I would also like to give much appreciation to one of the fantastic staff members here at Philo, Mrs. Jaletha, she really does have a heart of gold and went above and beyond to provide my roommate and I with a better experience of off campus student living. I love everything about this place and would recommend it for more people to come.

  My daughter and son just moved here and it is a great place. The staff is very helpful and nice especially Jaletha, she went above and beyond to make them feel welcome. I recommend this place to anyone.

  ⭐☆☆☆☆ (1 Star) I would not recommend living at Philo Apartments in Starkville. My experience has been extremely disappointing. We had a serious roommate situation where six dogs were living in the apartment, and two bedrooms ended up covered in dog feces and urine. The kitchen was also left in a disgusting condition. None of that mess was caused by us, yet we were left living in those unsanitary conditions while waiting for management to take action. It took nearly two months for the apartment to be cleaned. Even after someone finally came out, the cleaning wasn’t complete. For example, the dishwasher was still left dirty. Considering the condition of the apartment, I don’t understand why it wasn’t treated as a more urgent health and sanitation issue. Management also discussed transferring us to another unit because of the situation, but the process kept getting delayed. We were initially told we could move in January, then it was pushed back to February. After all the delays, we were then told we would have to pay for an entire two-bedroom unit, even though we had previously discussed renting only one bedroom. Because of the unexpected cost and the way everything was handled, we decided not to move. Another issue has been excessive noise from the upstairs neighbors. I reported the constant stomping and was asked to provide video proof. I did exactly that, but nothing was ever done to resolve the problem. Overall, I feel like management did not treat our concerns with the urgency they deserved. Living around animal waste for that long is unacceptable, and the lack of timely action, poor communication, incomplete cleaning, and failure to address other concerns made this a very frustrating experience. I hope management improves how they respond to sanitation issues and resident complaints so future tenants don’t have to go through the same experience.

Talk to AI more than a real human being Main issue: I was told that I had to pay $400 for early move-in by August 1 (which is the day before I move in). I was later told that I actually had to pay $300 by July 20th giving me only 3 days to have the money. I then asked them specifically if the fees attached needed to be paid with the $300 or could I pay those fees with my rent which is due on August 1. They replied that I only have to pay the $300. On the day I went to pay the $300, I could not because those fees were attached to the early move-in amount. After, getting in contact with them they then told me that those fees had to be paid with the early move-in amount. This moved the amount from $300 to $550 that needed to be paid in a couple days. Remember that at first the early move-in amount was originally due August 1st instead of July 20th and I was told this days prior to July 20th. They completely disregarded that their staff gave me wrong information regarding this. I haven’t moved in yet and this place already seems like it will be causing me issues. If you want to avoid this, find a place that has an accurately informed and reliable staff. I felt brushed off by the leasing office.

  The Philo staff are helpful, kind, and patient, especially Ms Jaletha, who’s understanding and can do attitude helped me throughout this transition to a new school and town, and is the reason I’m staying another semester
