  I lived here for 4 years while attending Mississippi State. The relatively low rent and decent reviews are what initially led me here, but after multiple rent increases and ongoing issues with the property, I ultimately don’t think the experience was worth what I paid by the end of my time here. 1. For context, I lived on the 1st floor. The neighbors above me sounded like they were literally about to fall through the ceiling. Anyone who visited was flabbergasted by how loud the stomping and running was. 2. The walls are so thin that sometimes I could hear babies crying and full on conversations from the unit next door. 3. Everything was poorly built. Huge gaps between the door and the doorframe got so bad that I had bugs and lizards coming in all the time. Not to mention the extra amount of money I had to pay on utilities because my AC was working too hard to keep the apartment cool/warm. When I sent a maintenance request to have those fixed, all they did was wedge a piece of styrofoam between the door. I ended up buying weather strips and fixing it myself. 4. As mentioned, maintenance is hit or miss. One time the weather strip under the front door was coming off, so I asked them to replace it/fix it. They just came in and completely tore it off. On another occasion, I came back to apartment and my bedroom smelled like weed?? I had to blast my air purifier to get rid of it. 5. The units are outdated- the appliances are old, and the bathroom sinks had rust all over them. You would just expect more for what you’re paying. 6. This is what really pushed me to write this review. While I was home for the summer, there was a leak somewhere in my building. Water was all over my bathroom, and everything it touched grew mold. I had to throw several things out. Maintenance cut huge holes in both of my bathrooms to locate the leak. Turns out, the leak was in my neighbor’s unit. So they patched up the holes and didn’t even bother to repaint them, so I was left with very noticeable unfinished patches in both bathrooms. They had my vent and a giant fan on for days to dry out the bathroom. This caused my utility bill to be about $100 more than what it was in previous years. I asked management if I would get reimbursed for this and they assured me I would. I provided all the documentation they asked for. I even emailed and asked them in person about the status of my reimbursement multiple times, and each time I would be told that it would be done soon or that day. I never heard or saw anything. Eventually I moved out. I emailed them one more time about the problem. No response.

  I lived at the Avalon for 11 months, and I had a functioning AC unit for maybe 3-4 months of my lease. They would come "fix" it or try to tell us that we just needed to put it on the auto setting, but then I would come home from class to an 85 degree living room. The outside unit eventually filled all the apartments on my side of the building with smoke, and we were evacuated by the fire department. They magically replaced our unit that week. I thought it just needed to be on auto???? You cannot trust anything that the management tells you. They lied to us from the day we moved in. They will say anything to your face to make you happy. They removed the most used amenity (the basketball court which had children on it most of the time) and replaced it with a pickleball court. Nothing wrong with a pickleball court, but there is a tennis court that I've never seen used right next to it. It seemed targeted. Our dryer broke and after they "fixed" it, the whole house would get humid and foggy every time it was used. That made having no AC so much more fun! The kitchen cabinets were leaning off the wall and they did not care. Our dishwasher leaned out of its frame every time it was open. My neighbors did not have a functioning dishwasher for months. Would never recommend the Avalon to anyone I care about.

  I’m in my third year at this property, and unfortunately there seems to be very little benefit to being a long-term resident or renewing early. My rent is now around $1,600, utility charges have increased, and there is now an additional $30 monthly community operations fee. What is most disappointing is that new residents appear to be getting better leasing rates than existing residents who have stayed for years. Loyal residents should ideally should receive at some meaningful renewal benefit, rather than seeing their overall monthly cost continue to increase.

  I had a really professional experience touring with Madison. She was so nice and welcoming. I definitely recommend her and Avalon Apartments. Ask for Madison when you go tour!

  As time goes on living at Avalon, I have mixed thoughts for a review. Ivy is great to work with and very responsive. She’s very communicative and helpful! As is her office staff. I have multiple issues with the maintenance - the quality of work they do, the timeliness in which they respond to things and the process to get things done. The amenities at Avalon are great, I feel very safe, and never have any issues with neighbors. Truly my main complaint is the maintenance team and how things are handled when it comes to them. I agree with others that there is nothing wrong with these apartments but I do believe there are things that need improvement.
