  My daughter lived there for almost 2 years and after moving out, they sent us a bill for over 2500 dollars due what they said was pet odors and damage to the floors. However, we paid a pet fee every month and a pet deposit. Also while she was living there on 2 different occasions there were water leaks that damaged her carpet and we had the carpet cleaned multiple times. Very disappointed. Overpriced and there is no parking there as well and their pool always has problems. If you have a college student I would not recommend living there because when you leave they will find a way to charge you more or threaten to send you to collections.

  We called to cancel our lease within 24 hours of signing in EARLY spring for the next Fall due to a medical issue where my daughter could no longer go to school away from home. They would not work with our family at all and charged $4,000.00 to cancel a lease that the ink was barely dry on. They had plenty of time to find another tenant, and I’m sure they did while stealing $4,000 from us. Very poor customer service skills and they show zero integrity. I would not do business with a company who treats people that way. I own a large company, and would NEVER not work with my clients under reasonable circumstances. Zero stars.

  Upon move out, they charged me 65$ for losing my gym card. That should tell you everything you need to know about this place.

  I’ve had a great experience living at Faulkner Flats Apartment Homes in Oxford, MS! The community is quiet, clean, and really well maintained. The landscaping always looks nice, and the overall atmosphere feels safe and welcoming. The staff has been super helpful and responsive whenever I’ve needed anything — from answering questions to handling maintenance requests quickly and professionally. It’s clear they genuinely care about the residents and take pride in keeping everything running smoothly. The location is also a huge plus. It’s convenient to campus, shopping, and restaurants, but still tucked away enough to feel peaceful. Parking is easy, and the neighbors are friendly and respectful. Overall, I highly recommend Faulkner Flats to anyone looking for a comfortable and hassle-free place to live in Oxford.

  I would give Faulkner Flats more than 5 stars if I could! The management team is truly exceptional—they’re always on top of everything and consistently go above and beyond for residents. During the recent snowstorm, they kept everyone updated and informed, especially regarding maintenance requests, which made a stressful situation so much easier to navigate. They are always happy to help, and the entire process—from moving in to everyday living—is incredibly smooth. The location is perfect: close to campus while still offering plenty of space and beautifully designed apartments. The amenities are a huge bonus too! Having access to tanning, a gym, a golf simulator, free unlimited printing, and a study lounge is so convenient and really elevates the experience of living here. It truly feels like a walk in the park living here—peaceful and comfortable, yet still close to the fun and energy of Oxford’s social scene. On top of that, the website makes paying rent super easy, and pricing is communicated clearly and transparently throughout the entire process. Highly recommend Faulkner Flats to anyone looking for the perfect balance of comfort, convenience, and community!
