  Visually these are decent apartments although they are overpriced (but rent in Oxford is generally way over what you get in terms of value). This is going on our second year at FF. The first year was decent though parking (especially on game days) was horrific because anyone can park at the residency since there is no parking passes required but also there were issues with trash disposal (the bin is often full, and trash sits right outside the disposal attracting rodents and bugs. Also, people do not clean up after their pets so expect dog shit galore in front of your unit (and they claim there is a penalty for this and that, but nothing is enforced around here--Nothing!). The second year we moved to a different unit and within weeks there were alarming problems: an egregious gnat infestation, two large cockroaches crawled out the kitchen sink and we saw two on the floor days later and noise disturbances from the upstairs neighbors brought distress and anxiety. You will be charged fees left and right. They do not address complaints. They just want your money and will outsource matters (even maintenance emergencies) to third parties. I discovered with research that this area (and Mississippi more specifically) is known for rental abuses and exploitative practices because of limited regulatory enforcements. Read your lease carefully. And have a lawyer on call for backup if needed.

  My daughter lived there for almost 2 years and after moving out, they sent us a bill for over 2500 dollars due what they said was pet odors and damage to the floors. However, we paid a pet fee every month and a pet deposit. Also while she was living there on 2 different occasions there were water leaks that damaged her carpet and we had the carpet cleaned multiple times. Very disappointed. Overpriced and there is no parking there as well and their pool always has problems. If you have a college student I would not recommend living there because when you leave they will find a way to charge you more or threaten to send you to collections.

  We called to cancel our lease within 24 hours of signing in EARLY spring for the next Fall due to a medical issue where my daughter could no longer go to school away from home. They would not work with our family at all and charged $4,000.00 to cancel a lease that the ink was barely dry on. They had plenty of time to find another tenant, and I’m sure they did while stealing $4,000 from us. Very poor customer service skills and they show zero integrity. I would not do business with a company who treats people that way. I own a large company, and would NEVER not work with my clients under reasonable circumstances. Zero stars.

  Upon move out, they charged me 65$ for losing my gym card. That should tell you everything you need to know about this place.
