I purchased a house a year and a half ago that Kerrie Shumate listed. Based on my interactions with Kerrie through the process it is my belief that there was a level of knowledge of non-disclosed items that have a materially adverse impact on this property that was discovered months after the sale.
The prior owner did not disclose that the neighbor on the east side was encroaching by over 30 feet which was equal to 1/3 of an acre. In that 30 feet the neighbor had cut down trees and cut back brush that was not his. The neighbor also erected a 2 car carport and had a half dozen or so vehicles and trailers parked. The prior owner also did not disclose that he signed a document that allowed the same neighbor to go back to a disbanded failing illegal lagoon, which was less than 30 feet from the property line. In the disclosures the previous owner needs to inform the potential buyer of knowledge about environmental hazards on the property. Neither of these two significant items were mentioned or disclosed in the process from contract to closing. Because that lagoon was failing from the neighboring property it was overflowing sewage into my backyard, where my child and dog were playing all without my knowledge due to the dense vegetation between properties. This makes me wonder if the homeowner was adequately advised on how to properly fill out disclosures, for the last 9 months I have not fully been able to enjoy my property because of these factors. I am still suffering on-going issues and I will steer clear of doing business with this realtor in the future.
Since I posted my original review, I have received a cease and desist letter from Kerrie’s attorney which only furthers my point of view that I will steer clear of her in the future.
