I’ve lived at Vanguard Clayton for almost a year, and now that my lease is ending, I would not recommend this complex for the price point. For over $1,800 a month (before utilities) for a one-bedroom apartment, the overall experience has been disappointing. Noise Issues The walls are extremely thin — you can hear conversations, people walking, doors slamming, dogs barking, and general hallway noise at almost all hours. This has been a consistent issue since the day I moved in. Parking & Inconsistent Enforcement I pay for a garage parking spot, but would occasionally park briefly near the curb to unload groceries due to the lack of carts. I had done this consistently for months without issue. However, shortly after submitting feedback through their resident survey, I was told I could no longer do so. The timing and inconsistency in enforcement were frustrating. Carts Are Practically Nonexistent The complex promotes carts for residents to use, but in nearly a year, I’ve only seen one available once. I was told the entire building only has two carts, which makes it very difficult for residents to transport groceries or larger items. Trash Fee I accidentally put my trash out on the wrong day once and was immediately charged $50 with no prior warning or communication. Appliances The in-unit washer and dryer were consistently underwhelming and did not perform well throughout my stay, which added to the overall frustration given the price point. Staff Interaction During a recent situation involving a guest parking in the garage, I was told I had received “multiple warnings,” which I had not. When I tried to calmly explain, the interaction became tense and felt dismissive. I was also approached again shortly after while picking up mail, which escalated the situation unnecessarily. It was also frustrating to see what appeared to be inconsistent enforcement of parking rules compared to how staff and others utilized certain areas. Deposit & Move-Out Charges At move-out, my security deposit was applied toward cleaning and additional charges, and I was still billed beyond that. This was frustrating, as I had cleaned the unit myself and also paid for a professional cleaning service prior to moving out. Overall Other than the constant noise, I did not have major issues early on. However, the combination of: * Thin walls * Constant noise * Lack of carts * Inconsistent enforcement * Additional fees * Underperforming appliances * And negative staff interactions …makes it difficult to justify the cost of living here. I had hoped for a more professional and consistent experience, especially at this price point, but that was not my experience.

Asked questions in regards to community for a friend possibly relocating to St. Louis. Manager was very professional and did not rush my phone call at all. I will recommend this community to my friend, should they move to the area.

I’m writing this review to provide an honest and candid account of my one-year experience living at Vanguard. I lived at Vanguard for 1 year, and moved out in July. While the property may appear appealing at first glance, the property was mismanaged, poorly maintained, and a the leasing staff had a general disregard for residents’ concerns. My partner and I felt extremely taken advantage of. 1. Misleading Pricing & Hidden Fees:
Despite repeated claims of “transparent pricing,” we encountered numerous hidden fees throughout our lease. I’ve attached a list of these unexpected charges to help future residents avoid the same surprises. 2. Excessive & Unprofessional Email Communication:
We regularly received emails that were not only excessive but often felt demeaning or threatening. Many included arbitrary fees or unfounded accusations, which felt accusatory and disrespectful. For a so-called “luxury” community, this level of communication was unacceptable. 3. Amenities Frequently Unavailable or Misrepresented:
Valet trash service, which we paid for, was routinely skipped leading to foul hallways. Instead of fixing the service, management threatened residents with fines. The pool remained closed well past Memorial Day, and communal areas like the lobby, printing center, and coffee station were often rented out without notice, making them inaccessible. 4. Questionable Renters Insurance Practices:
Earlier this year, mid-lease Vanguard attempted to increase our required liability coverage from $100,000 to $300,000—without cause or contract renegotiation. It felt like an opportunistic attempt to shift even more responsibility onto tenants. Only after we pushed back did they defer the change until after our lease ended. 5. Move-In Issues & Lack of Accountability:
We moved into a dirty apartment—clogged tub, water-damaged cabinets, LED tape under counters, and a damaged stovetop. We submitted maintenance requests, but the problems were never properly resolved. Despite noting the stovetop damage during move-in, we were still charged $125 for resurfacing. When we asked to review our move-in report, we were told it had been “lost.” This felt incredibly convenient for management and deeply unfair to us. Future tenants: document everything and keep your own records. Unfortunately, despite our hope to make Vanguard our home, our experience was marked by frustration, rude communication, and a sense of being taken advantage of. I wouldn’t recommend this property to anyone looking for a respectful, professionally managed living environment. Required Fees (Not disclosed in initial leasing appointment) 1. Processing Fee ($300) 2. Application Fee ($100 / person) 3. Package Reception Fees ($20) 4. Conservice Setup Fee ($20) 5. Petscreen Fee ($20) 6. Occupancy Fee ($80) 7. Monthly Pest Fees ($3.95+ / month) 8. Monthly Admin Fees ($4.95+ / month) 9. Mandatory Renters Insurance ($300K coverage, ~$50+ / month) Utilities (No utilities are included besides a single, often overflowing, trash chute) 1. Valet Trash ($25 / month) 2. Water/Sewer (~$50 / month) 3. Electricity (~$60-80 / month) 4. Internet ($56.99 / month) 5. Garage Parking ($60 / month)
