I’ve lived at Vanguard Clayton for almost a year, and now that my lease is ending, I would not recommend this complex for the price point. For over $1,800 a month (before utilities) for a one-bedroom apartment, the overall experience has been disappointing.
Noise Issues
The walls are extremely thin — you can hear conversations, people walking, doors slamming, dogs barking, and general hallway noise at almost all hours. This has been a consistent issue since the day I moved in.
Parking & Inconsistent Enforcement
I pay for a garage parking spot, but would occasionally park briefly near the curb to unload groceries due to the lack of carts. I had done this consistently for months without issue. However, shortly after submitting feedback through their resident survey, I was told I could no longer do so. The timing and inconsistency in enforcement were frustrating.
Carts Are Practically Nonexistent
The complex promotes carts for residents to use, but in nearly a year, I’ve only seen one available once. I was told the entire building only has two carts, which makes it very difficult for residents to transport groceries or larger items.
Trash Fee
I accidentally put my trash out on the wrong day once and was immediately charged $50 with no prior warning or communication.
Appliances
The in-unit washer and dryer were consistently underwhelming and did not perform well throughout my stay, which added to the overall frustration given the price point.
Staff Interaction
During a recent situation involving a guest parking in the garage, I was told I had received “multiple warnings,” which I had not. When I tried to calmly explain, the interaction became tense and felt dismissive. I was also approached again shortly after while picking up mail, which escalated the situation unnecessarily.
It was also frustrating to see what appeared to be inconsistent enforcement of parking rules compared to how staff and others utilized certain areas.
Deposit & Move-Out Charges
At move-out, my security deposit was applied toward cleaning and additional charges, and I was still billed beyond that. This was frustrating, as I had cleaned the unit myself and also paid for a professional cleaning service prior to moving out.
Overall
Other than the constant noise, I did not have major issues early on. However, the combination of:
* Thin walls
* Constant noise
* Lack of carts
* Inconsistent enforcement
* Additional fees
* Underperforming appliances
* And negative staff interactions
…makes it difficult to justify the cost of living here.
I had hoped for a more professional and consistent experience, especially at this price point, but that was not my experience.

Staff always cooperative, patient and cooperative. Also very pleasant to deal with. Apartment is comfortable. Nice floor plan. Does not feel confining. Enjoy living here. Pleasant neighborhood. Have been here almost four years, Wish we had discovered them earlier. We are elderly but find living here easy.

While the community amenities are nice, the apartments themselves and the build quality of the complex does not command the high price of the rent at Vanguard Crossing. Below are my thoughts and feeling on the pros and cons of living at Vanguard Crossing.
Pros:
Community amenities are great.
Proximity to the interstate and airport is amazing.
The response to maintenance requests has been timely.
New property management seems invested in solving problems.
The community has a good mix of younger and older folks.
Very pet friendly.
Cons:
The noise! If you do not live on the top floor be prepared to hear everything your upstairs neighbors are doing. The floors in the apartments are laminate and the subfloor is not concrete and apparently not sound proofed, so noise and vibration travel freely through the floors. Also, if you’re apartment is near the leasing office, the music they play during business hours can at times be heard in your apartment. Some noise is to be expected in apartment living, but for the prices they ask, the subfloors should either be concrete, or have enough sound proofing material to prevent noise from traveling freely between floors.
Build Quality: Build quality is subpar for “luxury” apartments, if you’re OCD about your outlets being at right angles, this place will drive you to drink. All of the outlets in my kitchen are tilted 10/20 degrees, which bothers me greatly, but may not be an issue for you. My laminate flooring is popping up making it easy to stub your foot and cut yourself. There is a noticeable dip in my subfloor in front of my kitchen sink, which leads me to believe there was a leak and no repair done to the subfloor. There is also a lot of needless phone cable running around the base boards that I can’t figure out why it’s there.
Cleanliness: The place is dirty, the carpet smells and is stained from valet trash spills and other disgusting messes. The new management seems to be trying to keep the place clean, but it is an uphill battle they are fighting. Also, the appliances in my apartment had not been cleaned thoroughly, or not at all at the time I moved in. I will say that management did clean my stove when asked.
Parking Garage: There seems to be confusion around the assignment of spaces.
TL:DR: The complex appears to be luxurious, but is far from it. Noise, noise, noise. Not the most clean luxury apartment I’ve lived in. New management is trying to fix the bad. Proximity to interstate and airport is good.
