I had pleasant experience with on of the customer care team members. She return my call promptly and was very knowledgeable and professional. This was a breath of fresh air compared to previous interactions. I think her name was Margaret, hope I got that right. She went above and beyond by handling everything while I was on the phone. Upon Completion I also received a follow-up e-mail confirming. thank you!
What a money grabbing company. Our HOA apparently chose this company to manage its funds a couple of years ago. We sold our home recently and were up to date on our $150 annual fee. For Smith Management to provide this info it costs $65. Ok seems like a lot but whatever. But wait you need it expedited, well that’s $65 more (although their definition of expedite is apparently 7 days). Please pay your “convenience” fee if $5.20. Then they provide the letter our Title company needed, but informed them to withhold $200 out of our proceeds to pay our post closing fee!!! So, $485.20 later we are done! Instead of the normal $150 association fee I already paid they required another $335.20 to get out of the neighborhood. Oh yeah my buyer now has to pay $115 to get their “account setup”.

As a real estate professional with 25 years of experience, I have worked with many condominium management companies, and unfortunately, my experiences with Smith Management Company have consistently been disappointing.
Communication and customer service have been ongoing challenges. The company now appears to utilize a third-party customer service provider located outside the United States, and representatives often seem unable to answer even basic questions regarding association documents and transactions.
My most recent experience involved the sale of a condominium where the seller paid $130 for a Trustee Letter, plus an additional $65 rush fee. When the letter was received, it contained inaccurate information that required correction. Despite multiple attempts, we were unable to reach anyone who could promptly resolve the issue. This has created a significant problem with a scheduled closing occurring the following day.
In addition to the Trustee Letter fees, the transaction incurred approximately $150 for HOA documents, a $200 closing fee, and a $115 buyer setup fee. Collectively, these charges totaled approximately $660, yet we still did not receive accurate documentation in time for closing.
What makes these fees particularly difficult to justify is that the requested documents are delivered electronically and largely consist of existing association records that are maintained and distributed upon request. While reasonable administrative fees are expected, the charges assessed in this transaction seem excessive relative to the level of service provided.
Condominium management companies play a critical role in facilitating real estate transactions. Accuracy, responsiveness, and accessibility are essential. Based on my experiences, Smith Management Company has fallen short in these areas, creating unnecessary delays, frustration, and additional costs for buyers and sellers alike. If I could give the a 0 to negative 100, I would. They don't even deserve one star.
Crystal Channell is definitely the highlight of the Smith Management Group for me. For years my HOA experience was very impersonal. However, she brings warmth and friendliness to her work and her role making me feel comfortable and valued as a homeowner. Most recently I had several issues regarding my home with all but one revolving around a storm that removed siding from my home. I have had challenges with contractors which has caused delays and at one point caused raining in my home. When they wouldn't come out that day to put a tarp on my home she had the HOA team do it and it rained terribly that night as well as many days since then and she is the reason my home was protected. The contractors said that HOAs are the reasons that projects take so long because they have to wait on approvals and paperwork. Crystal took care of this in one day. THEY have taken two months. As a result of the length of time they have taken, my siding is still in disrepair, my home can't be powerwashed, and the tarp remains a sore sight. I received citations and reached out to Crystal to explain what was going on and she spoke with the board and granted me a 30 day extension. She did the same with my mailbox that needs repairs. I told her I was actively working on getting it taken care of and she granted that extension which I greatly appreciated. What felt very scary because of the reputation that HOAs have earned ended up being a VERY positive experience. All anxiety was removed and I felt so supported as a homeowner.
I am leaving 5 stars review specifically for ( Gwendolyn ). NOT FOR THIS SCAM COMPANY CALLED smith management group. One of the nastiest companies on this planet. They can’t manage a dumpster I don’t know how they can manage a community.
Moved to new house and we have never heard of HOA scam before. Called so many times can’t even count now for the bill, spoke w so many different representatives but Gwendolyn was the only honest representative in that SCAM company and she kept following up w me to see if the SCAM leaders followed up w me to resolve my issue and nope it’s been MONTHS and no one has contacted me. I asked that only honest representative ( Gwendolyn ) how a wonderful person like her is accepting to work at a SCAM company like this she deserves way better if it was not for Gwendolyn oh trust me this company dose NOT deserve NOT even 0 stars. Getting ready to contact my lawyer to step into this. SHAME on smith group.
