    Walking up to the door with no hallways is my favorite thing about these apartments. My packages were delivered directly to me. I enjoyed having a smart home with keyless entry and hosting gatherings at the clubhouse, too. Internet sign-up was seamless with immediate activation. The icing on the cake was that the apartment was spotless upon move-in! I had to LOOK for the dirt. The required $300 pre-move in cleaning fee (which I have never heard of) was put to great use. Overall, it was a fine three years at River Crossing and the staff were warm and kind (the major reason I stayed). HOWEVER... • The utilities are outrageous; water and sewer were more than triple what I paid in my house more than twice the size. The move out total was $130. I moved out the first week of the month. I have no idea how water and sewer are calculated. You are also charged an "occupancy permit" fee of $50 (which I also have never heard of). • Rent/Utility payment with a debit card has a very hefty fee. There are also monthly "administrative" fees for $7 - $10 bloated into your rent bill. • The pool doesn't accommodate the size of the complex. • The wifi and tvs in the clubhouse and gym don't work. Neither do the grills. • The appliances are cheaply made. The washer, dryer and dishwasher were constantly malfunctioning and the motor in the freezer needed to be replaced. The washer doesn't fill past half on a 'super' load. You have to wash a few items at a time on 'super' and 'small' is about 4 gallons of water. Maintenance said they couldn't fix it but another team at a different apartment with the same exact washer was able to adjust the setting. • Half the vents in my unit did not blow any air. I raised this concern with maintenance who did nothing about it. We needed heaters and fans to adjust the temperature in those rooms. The filtration system blew excessive amounts of thick dust throughout the unit. I even went so far as to purchase expensive filters that hardly helped (they were thrown out by maintenance and replaced with filters that look like dryer sheets multiple times). If I went more than a week without dusting there would be a visible layer of thick dust on everything. • There is one dumpster for the entire complex which gets dumped once a week. It is always overflowing. • The vast amount of outdoor insects were a feast for an overabundance of other critters, namely an abnormal amount if birds everywhere and frogs. They do spray for pests upon request, but I would almost accuse the company they use of spraying sugar water. • There is a play area for pets but none for kids, so the kids play in the small gym which is next to the pool. Kids have come in dripping wet to play. Coupled with a poorly rated St. Charles R-VI district, it's a better recommendation for pet owners than parents. • Lease options for resigning 10 months or less and their month to month terms are exorbitant. Homebuyers beware. • Deposit return/move out fees were shocking. I'm still processing it considering the amount of time ensuring the place was spotless when I left. The apartment admin declined the walk through when I dropped my keys off. ***DO NOT allow this when you move out!*** You will regret it. There were absolutely no damaged blinds but sure enough there was a charge for $110 for the blinds. At worst one or two doors needed small paint touch ups. $413 for "damaged" doors. Additionally, the internet cannot be disconnected even if you're moving at the beginning of the month, you have to pay the full amount then wait for reimbursement. I personally don't like being a "credit" source for a business. The internet was disconnected two days before move out but I was charged for those days as well. Someone else with an almost identical address as mine moved out the very same day. My only rationalization is them possibly mixing up our units. Again, the staff were awesome the entire stay but in the end it wasn't worth it. Edward Rose does have very bad reviews which I did not take heed to. I'm actually a bit hurt from this experience.

    The leasing office and maintenance team here are very kind, informative, responsive, and professional. The apartment is beautiful, spacious, and well-maintained. The residents are well-mannered and very quiet (I don’t hear any noise). I have a dog allergy but haven’t had any reaction, and I feel very safe here. I didn’t expect it to be this good. An amazing apartment!
