    This is the most predatory leasing company out there. If you are a college student or really anyone stay as far away as possible. I moved into the Park East Apartments (specifically Sky Eleven) a year ago when it was being managed by a different company. I was instructed at the time of move in to fill out a move in form documenting all of the previous damage done to the apartment when I moved in. I documented all damages in my move in form and submitted it through Resident Portal. In October, Cardinal Group took over. They created a different Resident Portal link than the one we had previously been using. I moved out a few weeks ago and recieved and move out statement of a little over $2,000 for damages in the apartment. For scratches on the floor and a “damaged stove top”. Both of those things were documented in my move in form so I asked them to please refer to my move in form and send me documentation of it. This is when they admit that they don’t even have my move in form. I also tried to access the form myself when realizing they have completely deleted the past resident portal leaving residents with no access to their forms. Sloppy company not covering their bases and punishing tenants for it. They are charging tenants for damages even though they have zero documentation of what the apartments looked like before tenancy. Luckily, I had taken pictures of the floor at move in time and was able to submit that to get rid of those charges. However they are still trying to charge me for the stove top without and record of what it looked like before I moved in. Not to mention during my tenancy I was constantly over charged for utilities. Do not move here, they will try to scam you more than you can imagine.

    When I say avoid these apartments like the plague, I’m so serious!! Do not live here, you will regret it. As a parent I am appalled at the living conditions! Mold, noxious odors, unsavory non students living in the units! They make you split the electric bill with the entire building. Sometimes upwards up 175 per person in the unit! My daughter had 2 roommates and each had to pay 175 mo they for electric! They are cheating and ripping off these kids! My daughter did not have air conditioning. She had some janky air unit attached to the window with duct tape! It was a regular 79 degrees daily. Don’t forget the pop up surprise fees, bills that come out of no where and no one will give you a straight answer of what the charge is for. The worst part is the horrific smell in the building that has everyone nauseous. From the ground floor all the way to her room it was like a dead body was somewhere!

    my experience in first signing up to lease with Parkeast has been amazing. Especially working with Najma, I have had nothing but pleasant interactions with her. She has done an excellent job getting me prepped and ready for my move in :)!!

    Decent first apartment, HOWEVER the cons vastly outweigh the pros. Apartment was not properly cleaned before move in, the building itself has had AC issues for almost a year with all common areas having no AC, maintenance does not communicate with residents re: requests and does not actively address issues brought to them. There was a consistent concern of water damage and mold for months that was never taken seriously by maintenance or the management team, and to my knowledge had still not been fixed. Additionally, there is seemingly no cleaning staff, as trash and broken appliances have been left in common spaces for weeks and months at a time. Since the beginning of spring, the stairwells have been infested with fruit flies. The only time in my year living here where I have encountered cleaning staff, they vacuumed the halls at 11 pm while also making sure to loudly hit the walls and resident's doors. Finally, staff acted unprofessionally during move out process—saying things like, "as much as you hated living here, you'll hate [the new apartment complex] more." Ma'am... I have been dealing with mold and dripping water above my bed for months. Anything is better than that 🫶🏻 I was also told that my new complex would vastly overcharge me for any damages, which I think is especially funny considering the longstanding history that Park East has over overcharging residents for cleaning and painting.

    The staff here is so sketchy!! And don’t even get me started on how gross the place is… I have seen dead spiders and cockroaches on the floor multiple times. They charge ridiculous fees. And if you leave a bad review they will have AI write a response for them! Not even take the time out of their day doing god knows what obviously not taking care of the buildings to write a response or fix something bad that’s going on. I seriously don’t think that they even care about Their tenants. They have the pool open. But Looks like there is mold in it. NASTY!!! Anyways… I highly recommend choosing Somewhere else to live. Park east is not it.
