  I wish I could give The Oliver 0 stars. The decline of this property has been alarming. Management continues adding new fees while providing less and less value, and there are clear patterns of racial profiling toward residents that make the environment feel uncomfortable and unwelcoming. The “luxury” amenities rarely work — the gate is broken more often than not, cars get broken into, pest issues are ongoing, the valet trash service misses days, dumpsters overflow, and appliances inside the units constantly break. Nothing about this place feels luxury, especially considering the outrageous rent prices. The new manager and leasing consultant are consistently rude, passive‑aggressive, and inefficient. They show no personality or professionalism and spend most of their time on laptops or phones scrolling social media and YouTube instead of helping residents. Packages are regularly stolen because the mail room lockers are broken or simply not used by carriers. This property has gone downhill fast, and management seems uninterested in fixing any of the issues. I would not recommend living here.

  We lived at The Oliver for three years and three months. In that time, management change hands twice (from incompetent to merely pretty bad). Staff routinely cycled through without the residents knowing the names of these folks. Name tags would’ve been helpful. Other than the cafe and lobby area, the rest of the building is pretty dirty. Hall carpets rarely vacuumed, trash in the garage, holes in drywall and never fixed. (the doorway to the west 2nd floor stairwell has a drywall hole that’s been there for three years) There’s also a light fixture near that same west 2nd floor stairwell door that has been missing a sconce for three plus years. The first year we lived there, the pool was left uncovered throughout the fall and winter and was beyond disgusting. Custodial staff “cleaned” it but it never looked very clean to me so I never used it. The grills in the same area are filthy and need maintenance; I let a staffer know and she said she would alert the maintenance folks but the grills were still gross at the time we moved out at the end of June. There are two fire pits that are inoperable because of a gas line malfunction. I don’t believe that situation was ever remedied. Even though the property is non-smoking, a few residents smoke on their balconies. (the guys above us did but a staffer told me they couldn’t do anything to them unless they were caught in the act) The place has been open four years now but it looks like it’s older because the upkeep is subpar. It’s marketed as “luxury apartment living” but luxurious it ain’t. Within the first six months, we had all three bathroom faucets replaced. After two years, we had a new dishwasher installed. On the positive side, we did get our deposit back in a timely fashion, so there’s that. Honestly, I don’t like to post negative reviews but this place has so many issues that potential residents should know what they’re getting into if they sign a lease here.

  I went on a hard hat apartment tour at the Oliver and it was an amazing experience! Kate was so wonderful and friendly. She explained everything about the apartment and community very well. She gave extensive details about the apartment and allowed me to view several floor plans. I look forward to speaking with Kate soon.
