    Spammed me with emails and texts from an AI chat bot when I made an appointment to tour a property and I confirmed 3 times that I would be there. No one showed up to the property and then when I called, I got an automated email 15 minutes after the tour was supposed to start to say that it had been cancelled. When I finally got a real person on the phone they said “I only have one person showing properties I didn’t know they were canceling anything.” If you have so many properties that you can’t manage them with real people you probably aren’t going to be a good landlord. Also the house they were going to show me looked way worse in person- broken fence and hugely overgrown yard. I would avoid. I have no doubt that most of these 5 star reviews are bots.

    I would give them a 0 star we moved out of there they tried saying we owed 500 for damages but they should take it out of the security deposit but they said there's no record of my leaving a security deposit ummm yes there is cause all places require a security deposit they are messing with the wrong person I will sue them for everything they got worst place to live

    I had a very negative experience with Grit Property Group and feel obligated to warn prospective tenants or current residents. I lived at one of the properties from 2015 until the property was sold in early 2025, at which time management transferred to Grit Property Group. Shortly after taking over, they issued a lease renewal with an 85% rent increase, which ultimately forced me to move out. I attempted to work with them regarding the rent increase, but my emails received no response whatsoever and were completely ignored. Forcing a long-term resident out with an 85% rent increase apparently wasn’t enough for Grit Property Group. They then attempted to profit from the move-out process by violating Missouri landlord-tenant law. First, they sent me an email stating that they prefer to conduct move-out inspections without tenants present, which is a direct violation of Missouri landlord-tenant law. Under Missouri law (RSMo § 535.300), landlords are required to provide reasonable written notice of the date and time of the move-out inspection, and the tenant must be given the right to be present during the inspection. As a company that claims to hold a license in the State of Missouri, Grit Property Group should be fully aware of these legal requirements and obligated to follow them. Then they tried to charge me $163.38 for a “deep cleaning fee,” which appears to be another improper attempt to withhold money. Missouri law (RSMo § 535.300) only allows a landlord to withhold from a security deposit amounts that are reasonably necessary to restore the unit to its condition at the start of the tenancy (ordinary wear and tear excepted), unpaid rent, or actual damages from a tenant’s failure to give adequate notice — and any such deductions must be accompanied by an itemized list of charges within 30 days. I was never given such an itemized list detailing how this “deep cleaning” charge was calculated or tied to any actual damage beyond normal wear and tear. Only when I brought to their attention that they were violating Missouri landlord-tenant law was I able to get my deposit returned. I strongly advise anyone who had the same bad experience with this company to report them to the Missouri Real Estate Commission, as they clearly violate Missouri landlord-tenant law.

    This is about Manor Ridge at 120 W Elizabeth St, managed by Grit Property Group. Since they took over, rent and fees have skyrocketed while the property hasn’t seen a single improvement. The laundry room is always filthy, and the breaker box hasn’t been fixed — a clear violation of fire and building codes.

    We had some struggles in the beginning, when Angie reached out she was extremely helpful we made sure our requests where being heard. I can say that Angie truly cares about what she does and the people that rent with grit. Thank you for being what we needed when moving to kc and being so kind and helpful we truly appreciate it.
