    I have lived here since January. Karen the leasing agent has been nothing short of phenomenal! She is so on top of everything and feels like she genuinely cares about her residents. We are so lucky to have her!!!!

    I lived at 45 Madison for about 1.5 years and overall a positive experience. Karen was the best, always there for any questions or needs. Miguel is the lead maintenance and was always quick to get to repairs and very efficient. Wonderful location too.

    Warning: My friend has been without air conditioning for almost an entire month in the one of the hottest months of the year (June). They have not been kind to her and later denied compensation or solid fixes.

    Do not move into this apartment building! I have lived here for almost 2 years and have not had any good experiences. When I first moved in, the balcony door was so decayed and full of mold that the previous property manager had to bust through the door with full force to get it open (photos below). When I asked if that could be fixed they sprayed caulk along it and then I could barely open the door itself. Through the winter, I had ice and snow forming along the balcony door. I repeatedly asked the apartment to fix the issue and it was never fixed. In the spring, there were lots of issues with the water causing it to be shut off for multiple days at a time for the whole apartment building. During that time the balcony started to have a foul odor. I thought it was related to the water issues and didn’t pay attention until I saw a yellow stream of urine coming onto my balcony furniture from a dog that was living above. At that point I had already resigned my lease (I don’t have family in KC and couldn’t imagine moving again). I contacted the office to see if there could be some sort of resolution and was told there was a dog staying there for the weekend and it was no longer there. I asked if there was something they could do about the smell on the balcony and the offered to power wash but I never saw anyone come and clean it after there was a big storm. In the following days I found a puppy pee pad on the balcony and the smell was back. My furniture were covered in urine. I demanded to be released from my lease given the unsanitary conditions but was told I would have to pay the cost of the rent for the whole year. I begged to be moved to a new apartment so I wouldn’t have to deal with this issue any longer. Thankfully, I was urgently moved to a new apartment and they “graciously waived” the transfer fee to move to that apartment. We discussed my lease would be the same as I had signed (a 12 month lease). Unfortunately, I now found I signed a 13 month lease. I mistakenly signed a lease that I trusted was the same when it evidently was not during a time I was rushing to move while working and not having family in the area. I am now looking to leave this apartment and I am being forced to pay for a 13 month full lease even though this is not what I agreed to. Also there were cockroaches in the north building. When I asked the pest control agent why we were doing more frequent pest control sprays, he said one was found on the first floor of the building in someone’s apartment. Another was found in a trap in my apartment. I have lived in multiple apartments and have never had issues with cockroaches before. 45 Madison paid for extra spraying treatment for the pests but when I asked the pest control agent he said only my apartment was getting advanced spraying. I don’t imagine that the issue was cleared if they were also found on a separate floor and only my apartment was treated. In addition to all of this, I am paying for a parking spot that I can barely move my car out of due to the tiny parking spaces and giant pole blocking my exit. I have a Mazda SUV (not the biggest car). The garage is also not climate controlled as advertised. Because they switched the whole apartment building to Google Fiber in the middle of the lease, I was forced to cancel my AT&T service. I then didn’t have internet for the first month when I transferred to the new apartment because Google said it wasn’t available. There was then an outage for about another month in December where only I was affected and didn’t have internet for 3-4 weeks. Google Fiber was unable to get my service back until I called incessantly. This is very inconvenient when you work from home. I demanded to not pay for that month of service and was given a gift bag from Google Fiber. They have now recently changed all the locks on the doors to open via the Brivo app. It takes a long time for the app to open and the doors to unlock which is super fun when you’re standing in the rain. Overall, do not move into this apartment. Don’t waste your time and money.
