Overall, this is a decent apartment complex with some great features, but there are also some significant downsides.
On the positive side, the maintenance staff is always friendly and professional, and the pool and other amenities are well maintained and enjoyable.
However, there are a couple of issues that were very frustrating. The electricity bills were extremely high with no clear explanation, even after asking about them. Also, some maintenance repairs took far too long. We were without a working hot water heater for nearly a month before it was finally fixed, which was very inconvenient.
The property has a lot of potential because of the staff and amenities, but management needs to improve communication, address utility concerns, and respond more quickly to major maintenance issues.
I have lived in a handful of student apartments in Columbia, MO, but The Den is easily one of the worst experiences. First, the good. They have a nice pool (when there is not broken glass on the ground, which did happen once), basketball court and outdoor areas are nice, the kitchen has good appliances, and location is stellar.
But to me the bad far outweighs the good. First, if you are unlucky enough to get a ground floor apartment, be prepared for a long leasing term. The floor plans of ground floor aren’t even listed on pamphlets or website, and for good reason. The living room had ONE window on the door. If you didn’t want people walking by to see in (lots of people due to being close to parking lots or walkways), you had to sacrifice all your natural light for common area. The bedrooms were all attached to one long and dark hallway. It’s ridiculous that this layout is not even listed.
Second, maintenance frequently comes in without any notice and does not make sure to guarantee safety. Every single time they have come to my apartment they have left the door unlocked (it was locked before they came). They leave bedroom doors unlocked or containers of sealant or random tools lying around, or leave furniture in wrong places. Remember, ground floor. People have to walk by my apartment to get to theirs and you leave the door unlocked?
Third, wifi was out for a whole week with no updates on when it would return. Another sign of awful consideration or communication with residents.
Fourth, apartment is generally very cramped, claustrophobic, bedrooms and common areas are very small.
If you have the option to, live somewhere else. It is cheap but you most certainly get what you pay for. It is an absolute joke. Also, if you have random roommates send your prayers. Bad roommates would make everything worse. A prisoner would live better in a cell than here. Avoid at all costs!
The good: The rent is agreeable, the staff are responsive and active, the internet is fast, the amenities and relaxation areas are well maintained, there is a shuttle bus during academic on-season that cuts down carbon footprint.
The bad that is in staff's control: The breezeways can be quite filthy. There is also a guy with a leaf blower blasting it at 7 AM when I try to sleep in.
The bad out of staff's control: There are a handful of residents that rev straight piped cars and motorcycles constantly. There is racing in the parking lots. There are a lot of inconsoderate pot smoking residents and party goers but I suppose that is just the nature of housing students.
Overall: Decent place to live. All issues are things that one can just live with.

During the winter months, our electricity bills increased by more than $200 per person for several months. When I brought this concern to the front desk, they were not very helpful in addressing the issue. Management has also entered apartments without prior notice and moved residents’ belongings without sending an email or other warning beforehand.
Another concern was the handling of wildlife on the property. When bats were found in our hallway, management did not contact animal control, and a couple of the bats died despite residents informing them of the situation.
Aside from these issues with management, I have really enjoyed living at The Den. The apartments are great, and the community is fun and welcoming.

Management is absolutely HORRIBLE and has no idea what they're doing. I was in the process of getting my real ID and needed proof of address. I tried to get a hold of my lease, then they tried to tell me they did not have access to it. I ALSO tried to get my payment ledgers for tax reasons, they also informed me they had NO access to it and to call the higher ups. I did that and they had no idea where to find it. There are a million extra fees that they don't even have reason for. For two months straight I was calling them asking what the fees were and they had no answer and just kept changing the subject. They also have very frequent internet outages that they have no urgency to fix.I am currently on day four of my internet outage here. Maintenance responds quickly and the apartment itself is nice. Other than that I would not recommend this complex at all and advise people to choose a different one.
