I lived at 365 Nicollet under both the previous management company and the current one, and the difference is night and day.
The previous management wasn’t perfect, but they cared. Rules were enforced, issues were addressed quickly, and residents felt like their concerns actually mattered. Since the current management took over, the building has steadily declined.
The parking situation is a perfect example. Residents regularly use guest parking for days at a time despite posted rules and time limits. I know because I saw the same vehicles sitting there repeatedly, and I even tested it myself by leaving my own vehicle there for several days. Nothing happened. No warning, no ticket, no enforcement. The same thing happens in the outdoor guest parking area. Management creates policies, talks about enforcement, and then rarely follows through.
The building has become noticeably dirtier, the garage is often a mess, people drive recklessly, and smoking is common despite building policies. Amenities such as the sauna, elevators, and golf simulator have repeatedly been out of service, sometimes for extended periods. The first pool weekend this year was also chaotic and poorly managed.
One of the most concerning situations occurred when security staffing was reduced and a concierge was assaulted. Residents never received meaningful communication about what happened or what steps were being taken afterward. That lack of transparency was incredibly disappointing.
The office staff are generally friendly and polite, but friendliness does not make up for poor leadership. There always seems to be time for TikToks, events, new furniture, and cosmetic upgrades while basic building operations continue to decline. Rent keeps increasing, but the overall living experience keeps getting worse.
My spouse and I have since moved out, and it was absolutely the right decision. We are now paying less for a similar apartment and having a significantly better experience.
For the amount of money this building charges, there are far better options available. This building may still advertise itself as luxury, but today the only thing luxury about it is the furniture.
I edited my review because they claimed the golf simulator works. That’s simply not true. I have friends who still live there, and their rent went up a ridiculous amount—probably to pay for all the unnecessary “upgrades.” They even gave part of the parking lot to the Taste of Minnesota. Seriously? I saw firsthand that when people were lined up to get into the event, residents couldn’t even get their cars out of the garage. This management is a joke. It’s the worst place I’ve ever lived.
