  My girlfriend and I moved in years ago when it was brand new. We lived on the third floor for 2 years then we moved out. We spent days cleaning the apartment making it spotless to not get a dime of our damage deposit back. They stated that they wanted the apartment to be as clean and perfect as the day we moved in. We had pointed out numerous things that were not perfect prior to us moving in. I even heard that since they built it on on a swamp a tenant on the 4th floor had a crack from their floor to ceiling within the first 2 years of the building being in use. Unfortunately for us they had multiple property managers, so by the time we moved out they claimed everything was immaculate when we moved in because they had kept 0 record of anything. I should have went to small claims court to get my $ back but I did not, if you find yourself in a similar situation i beg of you to do so. They are required to provide you a itemized list of expenses within x ammount of days from move out if theyre keeping your deposit which they never provided me with. That alone is illegal. I became a landlord myself, and promised myself I will not be as terrible as the people running this apartment. The one property manager got a dui and totaled his truck which sat in their lot for over a week. These are the people deciding if you get your deposit back 🙄

  I have never written a 1 star review for any business until now. Feeling very disappointed after living at Arbor Ridge for 3 years and being nickel and dimed on the way out. They absolutely do not care about you as an individual and have no real empathy or understanding. 100% corporate money hungry in the way they run things. Should have known since it’s a large corporation that runs many buildings… Be warned they charge a $500 deposit, but have it written into the lease that $175 will automatically be deducted to cover paint and carpet cleaning. So you as the tenant pay to paint the unit. THEN, they will absolutely nickel and dime you for damages that DO fall within normal wear and tear. They install crummy quality cabinets that can be dinged up by barely touching them, and then charge you $450 to replace cabinets that are fully functional/not cracked and only have some small dings and scratches below knee level. Additionally, despite living here for 3 years and giving them a warning that we were looking to move elsewhere, we missed the cutoff to give our official notice to leave by 2 days and they charged us $500 to “break our lease” despite having lived there for 3 years. Our lease was up October 1st and I notified on August 4th that we wanted to leave/not renew and were charged $500 because we missed the August 1st cutoff. Despite having a long wait list of new applicants and filling the unit within days.

  Managnent is garbage. They need to take luxury out of the name of this place. Good luck getting a hold of anyone here. I've lived here for 2 years and I thing were on our 4th or 5th manager. And I've met 2 of them in person. I basically did any and all repairs in the apartment. The apartment itself is nice but everything else involved is a mess. Do not recommend for the price.

  I am super excited to move in when the building is completed in Sept. From the first day meeting with Darlene seeing the floor plans, to signing my lease, to being able to go in and look at the progress, Jean, everyone has been very accommodating and wonderful!! Bonus.. laundry in my apartment and being able to bring my pup with... I know I will love living there.
