Evans meadows is a great place to live! The entire property is kept up so well. Management does a wonderful job making sure things stay nice and clean! The pool area is always clean and the flowers they have each year are beautiful! The units are spacious and updated. Whenever I’ve needed any maintenance done they respond to it within a day or two. I would recommend Evans meadows if you are looking for a quiet, clean, updated place to live. BONUS all units have attached garages!

Lived there 2 years and while it was mostly quiet and the neighbors were decently nice. We recently moved out and got hit with $1,000 owed fee for replacement carpet due to “cat urine”, even though our cats have never peed outside their litter boxes. No actual evidence of it being urine aside from an “odor”, that no one that helped us move could recall smelling anything. As well as they used black lights to find 3 small stains, that couldn’t even be proven as urine stains. When speaking to the property manager about this we had asked if we could come and try to clean the carpet before they replaced it to try and fix the issue, we were told that because a past tenant ruined their carpet and the property team tried to clean it first it didn’t take away the smell so they replaced it and because of that incident, they didn’t even bother to try cleaning ours first before jumping straight into replacing it. You’d think that since we had been told multiple times how good of tenants we were, they could’ve tried to let us know that they smelled something and given us the chance to come in and shampoo the carpet ourselves or hire a cleaner before going the priciest option possible and slapping us with the bill 2 weeks after our move out date. Especially seeing as during our pre-vacate walkthrough, they never mentioned a smell to us and said our carpet looked fine as it was only 2 years old. While the updated renovations were nice, spending 3+ months having workers outside our windows and coming in/out and being loud and invasive wasn’t great. When searching up the company, there’s been complaints of similar issues with move out fees that we’re dealing with.

This is a very quiet clean complex tucked away in Elk River. It’s a gem of a place here. Very nice to have personal garage parking. Greg is extremely prompt in responding to work orders and very caring as well. Jamie the property manager made my transition moving here very easy too.

3 year resident at Evans Meadows. Jamie is a fantastic property manager and Greg is a great maintainance employee. It's been the perfect place to stay while me and my wife saved for a house, they have a great pet policy as well as in unit washer and dryer!
