  avoid any place that has this property manager. awful company. minimized, very difficult to reach customer service that sometimes takes weeks to respond, with outlandish, inappropriate fees. What they do is close to fraud. I am a responsible and respectable member of this HOA and always paid on-time, and I have not once felt treated appropriately since they took over.

  It been over 18 months since I requested the work order and also multiple work orders to repair the electronic door since March 2025. Still Oct 04, 2026, it is not done yet. Last year they sent someone out that do not know anything and still not done because it is electronic door entrance.

  I had the best experience this morning speaking with Katrina . My name is Jennifer Poole and I am a resident of Pepper Hill for over 25 years . I have family and friends coming in from out of town and needed a place for us to gather . I contacted KTM and the President of the Pepper Hill Condo and was approved to rent the clubhouse for September 26 at 3:00pm . I needed to contact Richard Spalding to make arrangements to paid the security deposit and to make arrangements to secure the key in advance ( the week of September 21st for set up and caterer ). Katrina greeted me professionally and took my request . She understood the urgency in obtaining the key and completing the necessary paper work . I am expecting 25-50 family and friends and need to make the necessary arrangements for the caterer and if additional seating is needed ( Tables and Chairs ) . I wish to Thank Katrina for her assistance . P.S. When I call KTM customer service I always talk to a REAL PERSON . THANK YOU !!!!
