Yesterday, while I was out of town, my children arrived home from school and realized they had forgotten their keys. I was worried they would have to wait outside for an extended period of time. I’m incredibly grateful to Terrance, the maintenance technician, for helping my children get inside safely, and to Khya, the leasing consultant, for responding so quickly and reassuring me that they were inside. The communication, kindness, and prompt assistance meant so much to me as a parent. Thank you both for going above and beyond!

Recently moving from Houston, Texas, and trying to find the right apartment in a new area hasn’t been the easiest journey. Apartment hunting can be stressful when you’re starting over somewhere new, so I was really grateful for my experience with Khya, the leasing consultant. She was so sweet, patient, and welcoming, and never made me feel like I was asking too many questions or taking up too much of her time. She made me feel comfortable and took the time to make sure I could really picture myself living there. Sometimes it’s the little things, like how someone treats you, that make all the difference. Moving to a new state is a big adjustment, but Khya made this part of the process feel a little less stressful. I truly appreciate her kindness and the time she took with me!

I toured The Valley about two and a half weeks ago with my boyfriend and had such a great experience! I booked on short notice and had some trouble booking online, but Molly was kind enough to accommodate me as a walk-in and connected me with Khya. They were both so welcoming and helpful. I was in awe of the 2-bedroom, and Khya was incredibly patient and gave me all the time I needed. Great experience overall!

They attempted to steal from me. While moving out, on our last day we were coming back for the remainder of our things to find they took over $4000 worth of items. They claimed they thought it was “trash” but actual trash was still left there.
I did end up getting my most valuables back but had to remind them of what they took before they confirmed they had it. After completely unpacking I’m still missing hundreds worth of stuff.

The Valley was great for the first year we lived here, and management was amazing at the time. Unfortunately, more recently, our experience has gone downhill quite a bit.
Maintenance has become one of the biggest issues. We’ve had important maintenance requests take over a month to be addressed, including multiple issues with our steps that we felt were a safety hazard. If bigger problems take that long, you can imagine how long some of the smaller issues can take.
We’ve also been waiting over a month for a second pair of key fobs. So if you’re planning on living here with roommates, keep in mind that you may be waiting quite a while for everyone to actually have their own keys/fobs.
Another concern has been vehicle security. I’ve noticed car break-ins seem to have become an issue around the complex. About 4–5 months ago, our neighbor had their car broken into with what appeared to be a crowbar. Obviously, management can’t control everything that happens, but it’s still something I think potential residents should be aware of.
I don’t necessarily think all of this falls on the people working in the office. From my experience, it seems like some of these problems may stem from ownership and a lack of investment in the property and residents. The gym is also very small and hasn’t really been updated.
I’ve talked with quite a few other residents, and it seems like a lot of people are starting to share similar frustrations. It’s disappointing because we genuinely enjoyed living here during our first year.
Based on our experience now, if you have the option, I would recommend looking into Knapp’s Corner or comparing other nearby communities before deciding. I hope The Valley improves because it really did used to be a great place to live.
