⭐ 1 Star — Numerous Serious Maintenance, Safety, Security, and Living-Condition Concerns
This rating would be zero stars if Google allowed it for the “Projects on the Water”. There are ongoing issues and complaints involving the management/company responsible for Towers 100 and 200. The condition of the property raises serious questions about where residents’ rent money is going because so many basic services and amenities are not functioning properly.
1. Security & Privacy Concerns
There are serious concerns regarding access to residents’ personal information. Security booth personnel appear to have access to resident information using identifying information such as a name, phone number, and/or license plate. Management should clearly explain what resident information security personnel can access and why.
2. Mailbox & Package Security
Many mailboxes do not appear to be adequately secure, even when locked, creating an opportunity for personal mail to be stolen. There have also been ongoing concerns regarding stolen packages.
3. Lack of Adequate Air Conditioning
Residents have experienced prolonged problems with air conditioning, including periods when the building has been excessively hot and uncomfortable. After a major power outage, the building's central air system stopped functioning properly and, in some areas, only blew hot air. Portable air-conditioning units were eventually provided, but they primarily cool one room while leaving other areas of the apartment uncomfortable. Residents are also paying high DTE bills while dealing with inadequate building cooling.
4. Water Temperature & Reliability
Water temperatures are inconsistent, with residents experiencing water that can be either excessively warm or extremely cold. Reliable access to appropriate water temperatures should be a basic standard in a residential building.
5. Cleanliness & Sanitation
There are persistent unpleasant odors throughout common areas, including the parking garage, hallways, walkways, and the tunnel connecting to the People Mover. Dog urine, other animal odors, and other strong smells are noticeable. Heavy cleaning products may temporarily mask the odors, but the problem returns. Stained carpeting and dirty elevators add to the overall condition of the property.
6. Elevators
The elevators are frequently out of service or unreliable. This creates a major inconvenience and can become a serious accessibility and safety concern for residents, especially those who cannot easily use the stairs.
7. Security
There are concerns about whether the current number of security personnel is sufficient to properly monitor and secure such a large property. Residents and non-residents can enter the buildings, raising concerns about unauthorized access and overall security.
8. Gym & Amenities
The gym equipment is outdated and much of it barely functions. Residents should not have to pay for amenities that are poorly maintained or unusable.
9. Poor Ventilation & Air Quality
Ventilation throughout the building is another major concern. Cigarette smoke, cooking odors, animal odors, and other unpleasant smells can travel into individual apartments, making it difficult to maintain comfortable indoor air quality.
Overall, there are far too many unresolved issues for residents to be paying the amount of rent being charged. Basic necessities such as reliable air conditioning, water, elevators, security, cleanliness, ventilation, and functioning amenities should not be considered luxuries.
Management needs to address these problems instead of continually expecting residents to tolerate them.
