I could see outside through my front door. They chose to saw the existing stops off a door jam and shim the existing jamb even though there's existing damage to the door and jamb. It looks like absolute garbage and my 8 year old daughter can't even open the door because it's so tight. Very disappointed the door wasn't replaced

The temperature of the water heater was adjusted; however, the periodic pulses of scalding water continued. This was not as hot as before, so I didn't have to dodge the stream of water.

They don't tell you they raise your rent $100 every year. I have been here 5 years and my rent has gone from $1,500 to $2,000. Also your water bill is divided by the 8 units in your building. I am one person and a family of 4 uses a lot more water. I was just charged over $63.00. Ridiculous. We pay for parking yet there is no garage. Pest control is ridiculous. I had 6 or 7 additional charges on my bill. $50 Kate fee for re t when I moved in and now it's 125-150. Carpeting, and wood flooring are very cheap. Sorry but I have to tell the truth. The guys in the office are great however.

We, two people sharing a two-bed apartment here at Arbor Landings, are about 9 months into a 12 month lease. When we moved in, we were told the unit had been cleaned, yet both bedrooms (carpeted) smelled strongly of wet dog hair, and after treatments with a carpet cleaner, regularly vacuuming, each bedroom still smells like the previous renters' pets. Not to be too graphic, but each time it rains or the humidity increases, the smell quite literally starts rising from the carpets. I would imagine that it has taken many, many years of accumulation to get to this point, and I hope that whoever lives in this unit next does not have to deal with the same issue. Similarly, we pay $2000+ per month for our unit, we've had issues with the washer breaking down and losing its spin feature leaving us with clothes too wet to realistically put in the dryer, leaking sinks, windows with screens that aren't secured to the frame which fall out easily and create safety risks for young kids and small pets, etc. TLDR; we had high hopes signing the lease this year, yet have been slowly worn down by the rental company's neglect of the apartment and its appliances. It seems like Arbor Landing prioritizes quick turn-overs and high visibility advertising versus ensuring that their leasers are getting what they think they signed a contract for. *Also, maybe not as important for folk who like to drive, but this complex does not have connecting side-walks in/out onto Dexter road, and the "bike lane" is not protected from motor vehicle traffic. For those who've moved to Ann Arbor for it's bike/pedestrian-friendly environment, this has been disappointing; we've essentially had to accept the risk of getting into a pedestrian-motor-vehicle-accident each time we want to go for a walk or bike ride. These are all things I wish I knew before signing a 12-month lease.

Is was an easy task. Peter and Devin were very helpful, professional, humorous and generous with time, advise and answering questions. The physical aspect was what you would expect, a mess, but I'm getting organized. The neighbors are polite and friendly. I'm glad to be home.
