    I would NOT recommend this complex. Scummy . Canvas has a safety issue. The complex unfortunately attracts a lot of fraternity activity and partying. Which was fine until a group of drunken men broke down my door at 1 in the morning. The door cracked open after only 2 kicks (I honestly think they were surprised about how easily it bust) and they entered into my entrance screaming and refusing to leave. Eventually they left. The door was replaced but a security bar was bought by us and placed behind the new door in fears it would break easily again. And the kicker and the main reason I am even making this review is that the complex is trying to charge me $245 in damages for paint. I barely lived in the apartment after the break in due to safety concerns. I never hung or taped ANYTHING to the walls and I am being charged $245 that allegedly go beyond "normal wear and tear." I do not even know what damage they could be referring to. 8/28 Update: Canvas never responded to my dispute over the charges that I sent formally in the link they gave. They immediately sent my bill over to collections. The canvas agent just kept repeating "the time for disputing moveout charges has passed and your account has been sent to collections." Rent in a safer complex that does not charge insane damage fees, and have scummy practices.

    I would not recommend this place whatsoever. I lived relatively close to the maintenance shed at my time here, and the staff that worked there are extremely loud and obnoxious at all times of the day. The past few months, they have been driving around the loudest moped for hours at a time, sometimes at 6 in the morning and sometimes way late at night. As well, they never did their job correctly when needing to do a maintenance repair. The wood in all parts of the house was rotted and barely any of the appliances worked within the house itself throughout the whole year. When they offered the apartment to be ‘newly renovated’ I expected more than rotted wood everywhere and a toilet that couldn’t even flush. As well, when I moved out just a few weeks ago, I was given a $200 fee for just painting and a few tiny scratches on the walls. What?? This is a standard procedure, so why am I getting billed $200 for this? When I went to view the photos taken, I was taken to a whole separate website to login, even though I was never given a login username or password for this mysterious website. They just want you to pay the money and forget about it, which is just a massive cash grab. Tried to call the office as well, but was only met with an AI assistant and no one from the actual office picked up. Please never rent from this place. I was only here for one year and the management and lack of communication is the reason why I am not coming back.

    PLEASE DO NOT LIVE HERE!! EDIT: also said i did not return my keys when did so i got charged for that as well and our steps broke and it took over a month for someone to come out and fix it we had to jump over it . SAFTY HAZARD., our washer flooded multiple times and they wouldn’t fix it, none of the windows had screens and they did not replace them. let’s start at the beginning. i moved here in august of 2025. when i got my keys and walked in there was multiple empty pop cans all over, trash and foot prints everywhere & weird sauces/liquids on the walls. mind you i got charged a cleaning fee before move in. and they said they painted previously. there is also a serious mold problem in the vents and in the bathroom, that i kept asking to be fixed over and over again and they came over with a can of paint to paint over it in the vents and a meijer “ mold killer” spray bottle and 3 sheets of paper towel. EVERYTIME. after a while i ended up being so sick i moved out in february and kept paying until my lease was up in july of 2026. there was no damage for anything, left it spotless etc. i was just charged 390.00$ for paint- 150$ & ik they did not do it. a broken door? 155.00$ never broke a single thing there. 35.00 for blinds and 50.00 cleaning fee. this complex will scam you out of money & leave you high and dry. if you try to reach the leasing office with questions 9/10 times nobody has an actual answer for you. it’s a bunch of children running that place w no idea what they are doing. you are better off ANYWHERE else. I had random 20,10,50$ charges in my account also that they could not explain through my year there. ALSO. in the winter they only plow if they get 4 inches of snow in one night. not like it builds up or anything. multiple people’s vehicles got stuck & my 4WD also got stuck. and some people that live here also will hit your car and run 🙂 so if you want to blow money, get sick 24/7 and get ur car stuck & have people HIT YOUR CAR. by all means please live here .

    Canvas is easily the worst plan I have lived. The communication between leasing office and residents is almost none, there is also little to no communication in the office between themselves. We repeatedly had issues in the 2 yrs we lived in canvas, having to ask our parents to fix the problems so that we could have a livable space because maintenance had no idea what they were doing and no urgency. We lived the entirety of the time with nasty carpet, that we had to bed to get replaced, mold on our walls from the washer repeatedly leaking, our ac unit leaking all the way through the walls upstairs, ruining the downstairs wall, etc. nothing but problems the entire time, I would never recommend living here, it is a complete and total scam! The price is not worth it!

    I would not recommend Canvas Townhomes. When I moved in, I was specifically told that units are repainted between tenants as part of preparing them for the next residents. I was also told that if I made any holes in the walls, I simply needed to fill them and paint over them. Based on those instructions, I took care of any holes and left the unit in good condition. After moving out, I was charged $150 for repainting. What made the situation even more frustrating was that management would not have a conversation with me about the charge. I was not given the opportunity to call and discuss it, explain what I had been told when I moved in, or receive a meaningful explanation for why I was being billed for something I was informed was already part of their turnover process. The $150 is disappointing, but the lack of communication and unwillingness to discuss the charge is what really left a negative impression. If policies have changed or if there are exceptions, those should be clearly communicated to tenants from the beginning. Charging residents for something they were told they would not be responsible for is unfair and unprofessional. Based on my experience, I would be cautious before renting here.
