I am a current resident and we are moving out due to the terrible Manager and Management Comapny. Stay far away from this place. They increase your rent by 10% after just 1 year, which is honestly crazy. Half the apartments in the community are empty so i think they are trying to make up for their lack of tennants. Last month i calculated 41 empty apartments across the various buildings that are on Blue Spruce property. At $2600 for a 2 bed plus all the fees they charge you. You do the math on how much they are losing They also charge you $100 a month for their washer and dryer rental. The units are maybe $500 each so they are making so much off their rentals. They will get you any way they can. They need to come in and out of your apartment more than any where I have ever lived. Then the days you try to plan to be home they just cancel what they needed to do and reschedule the following week. Not everyone can take that much time off. Good luck getting the Manager on the phone, she's always busy. They will just magically "forget" to add bills then want you to pay them immediately months later. The apartments themselves are very cheaply made, the windows need to be covered during winter due to massive drafts that cause you to crank the heat to 78-80 to keep it at 72. There is only 1 split unit that doesnt reach the bedrooms so its always 80 degrees in the apartments during summer. The bathroom sinks have a water flow of a drinking fountain, we wash our hands in the kitchen sink after using the bathroom cause you cant use the bathroom sink. The painting is the landlord special as you can imagine. Community garbage cans are always overflowing and stuff just left everywhere. Half the cabinets fall apart cause they are the cheapest possible. Unfortunately maine has a terrible rental market right now, but still, look elsewhere. This place has been anything but a smooth living experience. Over the last 3 months we have watched 10-20 people move out and only 2 move ins.

I would strongly caution anyone considering renting with Maine Properties. My experience over the past two years has been extremely disappointing and frustrating. When we first moved in, the process was already a poor reflection of their management. The employee arriving for our move-in appointment was over 15 minutes late, and there was no proper walkthrough of the apartment before we moved in. Once we did our own walkthrough, we found a recliner with blankets on it, onion peels left behind, kitchen towels in the cabinet, spices spilled inside the cabinets, a horrible odor throughout the apartment, and chipped paint on most of the cabinets. The smell was so bad that we had to leave our apartment for several days because it was making us nauseous. After investigating ourselves, we discovered the source was a garbage disposal full of old food and buildup that clearly had not been cleaned. When we contacted Maine Properties, we were told the apartment had been professionally cleaned — based on what we found, that was very hard to believe. Throughout our two years renting from them, we experienced repeated rent increases that felt excessive, especially considering the lack of amenities and overall service. They also changed our lease term to 6 months, which conveniently pushed our lease end date into the spring/summer rental season when it is easier to bring in new tenants — and then increased the rent again. It felt less like tenant support and more like maximizing profit. Communication was also a major issue. Snow removal information was not communicated clearly or in a timely manner, leaving tenants scrambling for information at the last minute. Moving out was another frustrating experience. We spent over a week and a half thoroughly cleaning the apartment because we wanted to make sure we received our full security deposit back (minus the mandtaory professional carpet cleaning which is also ridiculous) Despite that, we were charged $50 for cleaning one stove burner and an additional $350 for ceiling cleaning. A $350 ceiling cleaning charge is excessive and made us feel like we would have been better off paying for a professional cleaning ourselves. On top of that, I had to repeatedly email, call, and leave a voicemail just to get confirmation and follow-up regarding my security deposit. A positive note would be that maintenance showed up promptly after submitting a work order. We noticed the negative changes when the new property manager came in. We do not understand why they keep increasing the rent instead of keeping loyal tenants. Over our last 4 months, we saw multiple people moving out due to rent increase. Overall, my experience with Maine Properties was extremely disappointing. Between the lack of attention to cleanliness upon move-in, poor communication, constant rent increases, and unreasonable move-out charges, I would not recommend renting with them.
