I have been living in this apartment complex for almost four years, and I can honestly say that it has been one of the worst living experiences I have ever had. The living conditions are absolutely disgusting, and the management is extremely irresponsible, unprofessional, and careless about residents’ concerns.
My apartment has a SEVERE ROACH INFESTATION! Cockroaches are EVERYWHERE — in the kitchen, bedrooms, bathrooms, walls, carpets, and throughout the entire apartment. This is not just a small pest problem. It is a serious sanitation issue that has made living here extremely stressful and uncomfortable.
I have contacted the leasing office countless times, requesting pest control, inspections, and proper treatment. Unfortunately, nothing has been done to permanently resolve this problem.
For almost two weeks, I have been calling the office EVERY SINGLE DAY just to arrange a pest control appointment. After so much frustration, they finally scheduled someone to come yesterday. I stayed home the entire day and even missed work because I was waiting for the pest control technician. NOBODY SHOWED UP!
When I called the leasing office, they promised someone would come the following day. Once again, I stayed home all day, and once again, NOBODY CAME.
I contacted the leasing office again, and they told me to email the property manager. I sent the email, but the manager never responded. When I called back, I was promised that the manager would contact me within ten minutes to resolve the issue. I NEVER RECEIVED A CALL!
This is completely unacceptable. Residents pay rent to live in a clean, safe, and properly maintained home, not in an apartment infested with cockroaches while management ignores their complaints.
What makes this situation even worse is the complete lack of respect for residents’ time. I have missed work, wasted entire days waiting for appointments, made countless phone calls, and sent emails, only to be ignored and given empty promises.
After almost four years of living here, I am extremely disappointed and frustrated. No resident should have to beg management repeatedly for basic pest control services.
I strongly advise anyone considering moving into this apartment complex to THINK TWICE. Do not be fooled by appearances or promises from the leasing office. Based on my experience, the management does not take serious maintenance complaints or residents’ living conditions seriously.
I WOULD NEVER RECOMMEND THIS PLACE TO ANYONE. Residents deserve much better than this!
BEST PLACE TO LIVE!! clean and safe environment, highly recommend if you want to live a luxurious lifestyle, rent is affordable, staff are super friendly which makes it like home, maintenance always on time and coming through with the best solution, residents are respectful and polite, and many conveniences stores and shops near by, big parking! Gotta love arrive in Wheaton!

I lived at Arrive Wheaton from October 2025 to October 2026, and honestly, this was the best apartment I’ve ever had! ❤️ I loved my two-bedroom apartment and had a great experience living in the community. I never had issues with roaches or any major apartment-related problems, which made my stay even better. The community itself is amazing, and even my dog made friends here! 🐶❤️
When it comes to management, my experience was a little mixed. Fatima and Kyna were very nice, and I also noticed that Gabriella’s attitude improved over time. Overall, I learned that advocating for yourself is important because management will do their job when you speak up and communicate your concerns.
The biggest downside, and ultimately the reason I moved out, was the transfer policy. My two-bedroom lease was coming to an end, and I wanted to start a new lease for a one-bedroom apartment within the same community. However, I was expected to pay a $500 transfer fee, a new security deposit, and a $150 amenities fee. Essentially, even though I was already a resident in good standing and completing my existing lease, I was being treated like a brand-new tenant and had to pay extra just to remain in the same community. That part was disappointing and didn’t make financial sense to me.
Despite that, my overall experience during my one year at Arrive Wheaton was amazing. I genuinely loved my apartment, the community, and the memories I made there. If the transfer process and associated fees were handled differently, I would have seriously considered staying. I’m grateful for the experience and would still say this was the best apartment I’ve lived in! ❤️🏡
I am prepping to sell my house next year as my kid heads off to college, so I am exploring apartment options to downsize. My tour with Fatima was an absolute pleasure.
She is so sweet, kind, and incredibly smart. You can tell she has been here for a while because she knows her stuff inside and out and did not miss a single beat. From the moment I walked in, the place smelled amazing and she showed me a gorgeous unit that checked every box. I love her energy! Shoutout to Fatima for making the whole experience so smooth!

I have lived here for almost 5 years and with the exception of transitions with management companies, it’s been a relatively smooth and peaceful 5 years. Very convenient location and I like my neighbors. 😅
