  I have been living at this property for 5 years, and every year or every other year, the management changes. The property is poorly constructed and poorly maintained. This is one of various properties in Waldorf, MD that fall under HUD/Section 8. Because of this, I believe no matter who the property management company is, they do just enough to say it's livable. This property is now managed by Habitat For Humanity, and just like every other property management company, they don't truly care about their residents. They don't fix things properly, they are very unprofessional, opening resident's doors without permission, after the residents has it notated on their account, that there is a dog in the home, and somebody needs to be there when they have to enter. Now if my dog bites someone, they would be quick to complain or try to sue me! They also try to evict, residents who are days late with their rent NOT MONTHS, DAYS!!! We are only 13 days into the month, the month is not over yet. WHAT KIND OF HUMANITY IS THAT? THEY NEED TO CHANGE THE NAME OF THIS ORGANIZATION!!! I WOULD NEVER RECOMMEND THIS PROPERTY TO ANYNE.

  Do NOT move into this community. Management is horrible and unresponsive. If you don't have housing vouchers the apartment is not worth your money! Appliances are not updated in the units like they advertise. My carpet came dirty and moldy when I moved in and multiple requests for replacement was ignored. Recent pest problem (mice). The neighborhood is not children friendly with the violence and loitering and weed smoking. My daughter can't even play outside. But the real kicker is, I am currently in the process of suing the management company for overcharging rent caused by them never renewing my lease despite signing over 5 renewals since November 2022. Rent here if you like getting overcharged and ignored and then sued for the overcharged balance.

  If I could give this property 0.0 stars I would!!!! MOST HORRIBLE LIVING EXPERIENCE IN MY LIFE!!! Not worth the money at all!! Poor management!!! RUDE & argumentative staff instead of actually doing their job! Can’t keep employees because the property is so ran down management is overwhelmed!!! Old units practically falling apart... MOLD, Roaches, HUGH TRASH PROBLEM!! plumbing issues ... Dirty building hallways. laundry facilities are not kept clean. And the SMELL OF THE UNITS are awful!!! All you smell is mildew every time a resident open their door!!! pure filth!!! All they do is slap layers of contractors yellow paint on everything to hide imperfections instead fixing the problem. Can’t run AC because the HVAC system is so old (mold growing all around the unit from unattended leaks) carpet left wet for days. So many layers of paint has been applied to the tub that it pulled back to expose the nasty black tub floor from years of use of other people living here!!! DO NOT WASTE YOUR TIME GO SOMEWHERE ELSE!!!! This property is in desperate need of new management and updated renovations.

  Been living here for a while now. Besides the neighbors smoking weed in the hallway, we don't have any issues and love our apartment.
