    I toured a two-bedroom apartment with Rio Evans last week, and he was extremely informative with a bright, professional personality. I’d definitely recommend touring with him if you’re looking for great service.

    I just recently moved out of the orchards. I have been living there for two years. I would not recommend this place to anybody. Number one they charge you over $2000 for rent for the little space that you get. I had mice for the first couple of months that I live there. My stove was infested with mice. The exterminator came and found mice in the oven. They did take care of that though but at the time when I was requesting for emergency maintenance, nobody showed up. I experienced mold my whole time living there due to the fact of there are no exhaust fans in the bathroom. All they do is come and spray something on it and then leave and then the mold comes right back. I also live next to a neighbor who was threatening. My son, pulled out a gun on me, her and her baby father are always fighting, on my move out day she tried to hit me while I had a 75 inch TV in my hand and I had to call the police. I’ve had to call the police on this particular Neighbor numerous of times for either her and her baby father fighting, her kid being left outside of my door, not being watched, etc. When I told the leasing office what I was going through with this Neighbor , they did absolutely nothing. This neighbor called and lied on me so many times to the leasing office that they gave me a notice stating that they were not renewing my lease. Which was fine because I didn’t want to stay there anyway, but it was the fact of no reason was given and when I tried to reach out to corporate to Tonya Taylor, I was never given a phone call back no email no letter nothing. They allow for anybody to move in into this community. The neighborhood itself is not good. Someone is always dying in the front store that’s across the street. The Orchards have not gated anything so your car get broken into damage gets done, etc. my HVAC busted and leaked and it took them a little over a year just for me to get new carpet. Then another neighbor had a vicious dog that attacked another neighbor. If anything, please stay very far away from this property. Kelly, the leasing manager seems nice upfront, but she has her ways.

    leasing office does not abide by the leasing agreement, by not giving notice for non emergency maintenance. They just have maintenance show up anytime they want, at times for work orders you did not request or needed. Even when you express that it doesn't matter they still will try to have maintenance come in and out of your unit whenever they want anytime they want without notice.. The leasing office says they do not schedule for maintenance to come out nor can they give a 24 hour notice. I actually lost my remote job due to the daily disruptions of maintenance attempting to come, knocking on the door anytime they wanted. They don't respond to emergency work orders either. I've been here since June of 2019, 3 units caught on fire, most people leave after a year or two (red flag). My rent has been increased at least 3 times already, oven hasn't been working since 2020, I put a request in to upgrade the appliances that are from the 50's the refregerator and dishwasher, and oven. Refuse to upgrade the refregerator, claims they put an order in for the dishwasher and oven on July 15th, but when asking for the order information, like arrival date and order number they did not respond back via email. They ignore your emails and pick and choose which ones they want to respond back to. When I moved in the unit was horrendous, dirty and paint chipping everywhere and alot of repairs needed to be done. There is also a leak in the kitchen ceiling, that looks like it was patched up before, maintenance looked at it twice nothing was done. God forbid the tub falls through the ceiling and kills someone, they are not concerned about it at all and paint is peeling off more then when I had moved in. Don't move here, there are units down the street or nearby that are in better conditions for either at a cheaper price or at the same price for the same square footage. Update, subcontractors came back on 08/29 to fix the leak and the oven and dishwasher is replaced/upgraded. Subcontractors came back on 09/01, no written notice and located the leak by being able to replicate it, water is leaking through the tiles in the tub and gauk in and out of the tub, leasing office is still struggling with giving a written notice, but I am working with them, now that I've seen effort in trying to rectify the situation after the mediator had gotten involved. But I still want them to abide by the leasing agreement and law. :)

    I don't live there, but I'm just gonna give this place 1 star just from the street view. I've seen so many male asses hangin out of pants from their neighborhood, I'm surprised they haven't put a gay club next to their apartment complex.
