terrible! Maintence is lazy and does not want to climb stairs to do their job! Especially Raymond! Office is very dismissive and rude. Save yourself the stress and do not live here!

The lady manager on duty lies when there's no bottom floors to keep for paying customers. Other noted, water leak problems and mildew growing. Wouldn't consider this place to live. Imjs

Please do not rent from this apartment complex. If you are reading this, run as fast as you can. In short, this company is unethical in its practices, charges exorbitant fees, and are slow to communicate with tenants. Long story short I had a PCS move with the Defense Department whereas one of the women in the office, the African-American (I do not know her name) was extremely rude. The leasing office stated that someone would reach out to me regarding my question of payment. When I confronted the representative, she was disrespected and accusatory. After her remarks, I stated, “Excuse me, but no one contacting me, and even after I called you, and you have not fulfill your end of the bargain.” I plan to look elsewhere because it is cheaper for me to break the lease and find a credible, trustworthy apartment to call home, rather than deal with significant problems, starting from the beginning. In addition, I've had problems with water overflowing from the dishwasher onto the counter tops and the floor. File all claims and issues you have with the Better Business Bureau (BBB).

Pros: With the Orchards you really get what you pay for, which is great! It's really the only fairly priced place I've found in MD. My rent never changed and my utilities were the same every month; no surprises. I think some of the other reviews are expecting too much... the utilities aren't the latest but they work, some things might break but they get them fixed.
Cons: Two things really, 1. The leasing staff could try some different communication, I rather see an email when something goes wrong, like when my renters-insurance wasn't renewed on time, but instead they send paper notices which come several days later or put notices in the door which get lost before I find them. Save a tree, send an email!
2. Also the online-rent payment system is very antiquated, It's been a year and I still can't get auto-pay to work correctly.
