    I truly enjoy living here. The leasing office staff has always been wonderful, my neighbors are friendly, and we’ve had no issues with our apartment itself. The location is fantastic, and I love being in a community that’s close to everything. That said, for the amount residents pay to live in a luxury community, the property standards should be much higher. Many balconies have clothes, blankets, mattresses, and other items left outside for extended periods, which takes away from the appearance of the community and can become a property maintenance and health concern. Another ongoing issue is the park. Children are often yelling, playing, and leaving trash there until 10:00–11:00 p.m. every night, despite the park’s posted closing hours. The excessive noise and litter have become a daily disturbance for residents. The leasing office staff has always been kind and helpful, but management NEEDS to do a better job enforcing community rules and maintaining the standards expected of a luxury property. If these issues continue without action, residents may have no choice but to contact the City of Rockville to report potential property maintenance code violations.

    Unfortunately, over the past few months, the overall experience has deteriorated significantly. A large community are treating this place like garbage. The final straw was tonight. I came home from work and took my kids to the pool to enjoy the evening. Short lived as we left pretty quickly, the complete disregard from so called residents who are shouting at their kids threatening to put them in the car and drive them home! Yeh don’t think they are residents! Splashing, cursing, shouting, I got up and left. Not what I signed up for or pay monthly to enjoy. Pool needs a sign in book with apt number and names of residents. The life guard can cross check the names of each resident to confirm entry to the pool. Ongoing cleanliness and resident behavior issues are affecting the experience. Trash left throughout the property, leaking bags being dragged through hallways, elevators, and the lobby, creating odors and cleanliness concerns. I’ve already noticed signs of pest activity, which is especially concerning given the cost of living here. Residents allow unsupervised children to treat the gym as a play area, and there are regularly people using both the gym, grill and pool who do not appear to live on the property. The playground is overcrowded with children who are unsupervised by an adult or supervised at a ratio of 1-10 no control. Parking enforcement is another issue. We all receive parking passes, but I’ve never seen non-permitted vehicles being addressed or towed. Combined with the increasing lack of oversight and non residents using facilities, the property is starting to feel less safe. When I signed my lease, I was told Ring cameras were not permitted, I see them on several apartments, yet rules not applied. I’ve found dog poo on the hallway floor, dog sick which has dried and is still left on the hallway floor! This apartment block has deteriorated at an alarming rate.

    I agree with many of the previous reviews: the property itself is beautiful and the staff are excellent. Unfortunately, the overall experience is being affected by ongoing cleanliness and behavior issues from a portion of the residents. Trash is often left outside of doors, and leaking bags are being dragged through the hallways, elevators, and lobby, creating noticeable odors. I’ve already started seeing roaches, which is extremely concerning for a building at this price point. It’s frustrating for residents paying full market rates to deal with conditions that don’t reflect the quality of the property. There are also recurring issues in the gym. Some residents allow unsupervised children to treat the space like a play area, and there are frequently people using the gym who do not appear to live on the property. At this point, it may be worth enforcing an 18+ rule for the gym and limiting access strictly to verified tenants. Another concern is inconsistency in policy enforcement. When I signed my lease, I was told Ring cameras were not allowed, yet several residents have them installed on their doors. If a rule is in place, it should be applied consistently to everyone. This is a great property with a lot of potential, but management needs to address these cleanliness issues, enforce amenity rules, and apply policies consistently so that all residents can enjoy the community they’re paying for.

    I want to be clear about something that I don’t see enough people saying, my biggest issue with this property is not management alone. It is the residents. This is a brand new luxury community that opened in October and people are treating it like it means nothing. The common areas look like trenches. Every single day. We chose this community for the schools, location and the value, a 3 bedroom + den and 2 bath at this price point is hard to find in this area. The floor plan and apartment size are genuinely great. I have zero complaints about my actual unit. But walking through this building is another story entirely. The lobby floors are covered in shoe prints, spills and dirt on a daily basis. It is noon right now, no rain, no excuse, and the lobby already looks horrible. Some days there a rotten apple sitting in the lobby. A baby shoe on the stairwell. A purple spill in the elevator on Mother’s Day. Wrappers and food just left everywhere. You just don’t know what you are going to see. I now take the stairs every single day just to avoid it and I carry air freshener just to walk to my apartment because the smell on the fourth floor is nauseating. I am embarrassed to have guests over. Outside is no better. Bottles, wrappers and trash scattered across the grounds despite trash cans being right there. The grill was already dirty and this community just opened. The playground is overcrowded and unsupervised to the point where my children no longer want to go because they can never get a turn on the swings. I don’t typically write reviews but I work hard for my money and I pay a lot to live here. That matters. This should not be what I come home to every day. To management: the residents are making your job incredibly difficult and I acknowledge that. But enforcement and communication need to improve. The cleaning schedule is simply not sufficient for a property this size. To the residents: you are ruining something special. This building is brand new and deserves to be treated that way. It takes nothing to clean up after yourself. We all pay good money to live here. 😒😒😒 This property has incredible potential and I love my space. But outside of my unit the cleanliness is overwhelming and that is truly a shame. The photos attached are from my time living here and from today, they speak for themselves.

    The property is new is has some nice features-- but they are quickly becoming outweighed by the negatives. The office staff is clearly unorganized and overwhelmed. Common areas are consistantly dirty (especially the elevators), residents (especially children) are noisy around the clock, and there is only one dumpster each for recycling and trash for FOUR BUILDINGS that are always overflowing (and if you leave stuff in front of it they'll fine you! So just keep trash in your house I guess?). There's a second recycling dumpster that has been closed off since they opened which is insane because it's needed so badly. The building is settling causing doors to jam and the walls to crack (they said they won't be doing any significant work towards it til more residents move in cause it'll just continue to happen). They do nothing about the fact that our upstairs neighbors make excessive noise at all hours of the day and seem uncaring to most problems you bring to their attention. Don't even get me started on how it took them 7 months to get us our first water & sewage bill (just to slam us with another one within 1 month despite them being quarterly).We are paying top dollar and getting very little in return for it. In comparisson to a lot of other properties, sure, it's nice... but it certainly doesn't feel like home and our quality of life has decreased since moving here.
