We rented from at Mode from March 2025 to March 2026
Our experience wasn’t all bad, but it is not a place I would rent from again, at least in its current state.
The experience wasn’t all bad, to start, the apartments are large, and very few apartments I’ve seen gave you a full laundry room, so that was a huge plus. They are very spacious and that is what attracted us to the complex; however, we quickly learned about the negatives.
The complex advertises the fact that it is a secure gated complex, the gates were broken nearly the entire time we were residents and were not usable. The business center also was shut down the majority of the time that we were residents there, considering that is an “amenity” that we paid for, that is unacceptable.
The leasing office was not pleasant to deal with, nor cooperative. Like many other residents at the complex we were met with rudeness as well as our issues not being taken seriously. We knew we were moving out as early as December, so we put our notice to vacate in very early. If we had not put our notice to vacate in early, we would have gotten screwed over as the lease renewals went out late and we would have been outside of the 60 day window like other reviews have stated. We just received our security deposit in the mail and while it is legally within the window we were required to receive it in, receiving it so close to the deadline speaks to the general level of professionalism the leasing office presents.
The maintenance, while I understand the maintenance team is understaffed and overworked, maintenance requests were not handled in an appropriate amount of time or to the level that one would expect out of a complex that charges the rent that it charges. In the middle of the summer when our AC went out due to a very old and dated HVAC unit (which I will get to shortly), our apartment got up to 88 degrees, and when maintenance came, they told us it was not an “emergency,” and we had to wait for maintenance to acquire some discontinued coolant due to the AC unit being so old. Our shower faucet made this weird whistling sound and we ended up finding a fix ourselves due to maintenance not taking the issue seriously.
Speaking on the aforementioned HVAC system, due to the poor quality of the units as well as the poor quality of the building, when it got really cold or really warm our electric/gas bill averaged $300 to $400 dollars per month. That is not normal for a 1200 sq ft apartment; most of the time the unit struggled to keep the apartment at a stable 70 degrees.
The trash compactor broke down on a consistent basis and I’d walk the trash down and there would be a mound of trash at the compactor.
When we had that ice storm back in the winter the complex did not provide adequate coverage, I’m not sure who they hired to do the removal, but they were clearly the lowest bidder.
So I would say if you want to live at a place that is spacious but lacking in being taken seriously, with consideration, and that does things in a manner that you feel like a valued resident, then live here. Everyone else, steer clear.
Pros:
Very nice area. Owings mills is safe and walkable. There are many stores, food spots, convenience stores and shopping nearby.
Staff is nice and clubhouse is comfortable. Use the pool often and it’s a vibe. I love the fitness center which is 24 hour accessible, and water filter. Clubhouse overall clean and quiet.
Mail I haven’t had any issues with mail. I haven’t had any issues with stolen or missing packages.
Car washing stations that include water hose for exterior cleaning and vacuum station that is free.
I haven’t had any issues with roaches.
Con’s:
A/C and heat units break down often. Other times, the office will delay the start on A/c in summer causing your apartment to be 85° OR they delay turning on the heat in apartments in winter leaving your apartment 58° in the winter. Yes, your heating and cooling is controlled by the apartment complex.
Maintenance team is really nice but really slow. You’ll have tickets open for 3-8 weeks and they don’t get to your maintenance tickets until you email and pester them about it.
The staff is not good with communication.
Infested with Gnats. Gnats and fruit flies are everywhere, no matter what methods you take to avoid.
Pipes are old and make a lot of creaky noises at all times of the night and day. Pipes burst in my building once a year, every winter. This caused us to be without heat for 5-7 days at least once a year.
Water gets shut off in random buildings at random times. Office does not accommodate residents during times of no heat or no a/c or times without water. Just asks residents to be patient.
This is a gated community yet the gate hasn’t worked properly since I lived here for 2 years.
Raises rent every year and they don’t fix anything or upgrade any appliances even upon request.
Trash compactor breaks down often, leaving piles of trash and it looks and smells bad.
Overall cute community just doesn’t have the best management.
