Terrible and I don’t recommend. They have incredibly predatory business practices and can never explain why the light bill or the water bill is so high. Anytime billing concerns are brought to them we’re told to email US billing services, which is just another department owned by CLS Living, the property management firm that owns Terra. You’ll email and they’ll respond when they’re good and ready and with a vague response that probably won’t answer your question. I’ve been paying nearly $200 just in electric in a 3-bedroom, meaning me and my roommates are each paying $200 for the last few months. No one can explain why so I think they’re pulling these numbers out of thin air. Any other issues I bring to their attention, I’m told will be “escalated” and then I reach out 2 weeks later to learn they have no update for me. They’re currently doing construction on the lobby and ALL the amenities so there’s noise all hours of the day and the main entrance isn’t open so some of us have to walk all the way around the building to use the trash chute, grab food orders, or get our packages. Instead of using the built in mailboxes in the building, they hold our paper mail and we aren’t notified when it’s received so if you’re expecting a letter or important piece of mail you have to go to the office and have them check for it. Notice that a lot of the 5 star reviews here aren’t from current residents, they’re from people who toured the building. I renewed my lease before a lot of these issues came up and now it’s too close to the school year to find another option, but if you haven’t already signed a lease with them then I don’t recommend.

I enjoyed staying here when it was Mazza, however when the new management came, and the name changed to Terra, everything went downhill. Firstly, they seem to not want to cater to black students anymore. They also added double “estimate” fees at the end of the lease for electricity and water. Lastly, I had an incident where I threw my key down the chute accidentally and the maintenance people said they would get it. I begged them for days just for them to tell me they never communicated with each other for me to get the key. 0/10 recommended.

Awesomee!! My tour guide Nikki was amazing and made the process extremely easy!! She’s so kind! Excited to hopefully move in!!

Daniela did an amazing job showing me around the property, comparing different pricing options, and answering all of my questions and concerns. I came in for a tour a couple months ago and the staff at the front office is super sweet and welcoming! I am so excited to see the new renovations being built right now. The housing is affordable even for a 2x2 and parking is free for everyone.
