Our experience with this apartment community was extremely disappointing and stressful. We worked with Jayde during this process, and unfortunately, the communication and handling of our application left us extremely frustrated.
We submitted all the required documents, paid the required fees, and followed every instruction we were given. Despite that, we were left waiting without clear communication or a timely decision.
We were initially shown a unit on the 4th floor and were told that this would be our apartment. Later, we were informed that the available unit was on the 6th floor instead, with no clear explanation for the change. This left us feeling misled and uncertain about the entire process.
The lack of communication created serious hardship for our family. We moved based on the information we received, and our belongings ended up sitting in a moving truck while we continued paying daily truck rental and storage costs because we had nowhere to put them. Our children were affected by the stress and uncertainty of this situation.
Because of how this process was handled, we lost confidence in moving forward with this community. We are disappointed with the lack of transparency, communication, and professionalism we experienced.
I hope management takes this feedback seriously and improves the way applicants and families are treated in the future.

I am beyond frustrated with my experience at Flats at College Park. Everything is a process, and although management always claims they are “addressing” concerns, nothing ever seems to get resolved. The lack of communication and follow-through is unacceptable. I have repeatedly reported excessive noise from my upstairs neighbors and the neighbors fighting under me, but management has failed to take meaningful action. No resident should have to live with constant disturbances while their concerns are ignored, stating, "Call the police; it's nothing they can do." The trash rooms are consistently filthy and poorly maintained. Trash is often left outside the chute, creating unsanitary conditions. I have also observed rats in and around the building, which is extremely concerning and raises serious health and safety issues. I have to constantly buy gloves and bleach to clean the trash room on my floor, as my unit is near it.
Another major safety concern is residents shooting fireworks from the top level of the parking garage. This is incredibly dangerous, yet I have not seen adequate action taken to prevent it from happening. To make matters worse, emails often go unanswered or receive generic responses with little to no follow-up. Residents deserve better communication and accountability.
At this point, I have lost confidence that property management is willing or able to resolve these ongoing issues. I am requesting that corporate management step in and investigate how this property is being managed. I also intend to contact the appropriate city agencies to report the ongoing sanitation, safety, and maintenance concerns, as I believe these issues deserve immediate attention.
I set up an appointment for a tour, when I got there I called the leasing office from the callbox and via phone. Nobody ever answered and the voicemail was full. I called numerous times to no avail. It was extremely hot outside and I could not access the building nor reach someone on the phone. This is very unprofessional. I read the bad reviews, still decided to give it a try and this was the outcome. No tour and left outside to sweat in 100+ degree weather.

If I could give zero stars, I would. Living here has been one of the most frustrating experiences I’ve ever had.
The property is not kept up the way it should be. Trash is constantly left in common areas, people leave garbage outside the chute instead of disposing of it properly, and it creates an unpleasant environment for residents. I’ve also seen dog waste left in shared spaces , dog piss on the elevators, and cars speeding through the parking garage, which raises serious safety concerns.
On top of that, I’ve experienced ongoing excessive noise from neighbors, making it difficult to enjoy my home or get a good night’s sleep. Despite bringing these concerns to management, I have not felt that they were addressed with the urgency or professionalism they deserved.
Communication with management has been disappointing. As a resident, I expected my concerns to be taken seriously and handled respectfully, but that has not been my experience. Feeling unheard after repeatedly reporting issues is incredibly discouraging. Today I went to the rental office for a question regarding my rent and Mark looked at me and didn't say anything or attempt to open the door. Everything you complain about, to get it resolved the only answer is "its a process ". For an emergency the police nor fire department cannot even get into the building.
For the amount residents pay to live here, the level of maintenance, cleanliness, responsiveness, and overall management falls far below expectations. I cannot recommend this property to anyone looking for a safe, peaceful, and well-managed place to call home.

You have to be an absolute idiot to rent a 1br apartment in college park for over $1,000 a month. Use your brains people and actually search for affordable living
