Don’t do it!!! Please save yourself the headache & money. I lived in the Flats 7/2025-7/2026 The problems started from the application process. Management is very unorganized, unprofessional & rude. It became my second job calling, following up submitting the same paper work 2/3 times. That should’ve have been red flag.
.Apartment is beautiful but poorly made. Walls are thin. You can hear everything, neighbors STOMPING across the floor all day. Tenants don’t pick up dog waste. Stairwell smells like piss, fire alarms blaring in the middle of night. Cars speeding through the garage. Not to mention the vandalism. My tags were stolen off my car and they did nothing!!! Why?? Because they don’t even have cameras for safety & security. I could go on and on about this place. Oh not to mention they’re money hungry!!!! Please explore other options. It’s not worth it.
I would strongly advise anyone considering moving here to think twice and do your research first. My experience living at this apartment complex has been extremely disappointing.
Management has been one of the biggest issues. Communication is poor, concerns are not handled properly, and there is a general lack of professionalism when residents bring legitimate issues to their attention. It often feels like residents are left to deal with problems on their own rather than receiving the support they should expect from management.
Unfortunately, the resident environment has also been disappointing. There have been issues with residents being rude, inconsiderate, and constant noise disturbance you can literally hear everything the building was built poorly smh and the garage is like a race car track which is unsafe I really truly hate this place they just let anybody move here which makes the overall living experience even more frustrating.
An apartment should feel comfortable, safe, and peaceful and unfortunately, that has not been my experience here. I would not recommend this community to anyone looking for a pleasant place to live. Do yourself a favor and read the reviews carefully, ask current residents about their experiences, and consider other options before signing a least The flats is going downhill.

I am writing to express my disappointment with my experience at your leasing office on August 4, 2026.
My mother and I came to your office because we were interested in learning more about renting an apartment and wanted assistance with scheduling or viewing an apartment. When we arrived, two staff members were inside the office, but they did not open the door or come out to assist us. We waited outside for about 10 minutes in the heat, but we were ignored and left without proper assistance.
Eventually, we were told that there were no appointments available. I understand that appointments may be limited, but the way we were treated made us feel unwelcome and disrespected. We expected to be acknowledged and treated with basic courtesy and professionalism.
I hope you will look into this situation and ensure that visitors and potential residents are treated respectfully. I would appreciate a response regarding this matter and an explanation of what happened.

I have been living here at Flats at College Park for almost a year and it has been a wonderful experience.
To clarify: When I first came to Flats, things were quite unorganized to say the least. I booked a tour online, but when I arrived I was told no tour was scheduled, and there was no one available to do a tour, hence Flats not receiving the tour notification. I was told to come back again and I did, but this time my daughter was with me, only to be left standing outside for maybe 15 minutes or more. No one was answering the telephone or the ButterflyMx. No one saw us and another young lady waiting patiently outside, until they did. That young lady let us in then told me to come back that evening for a tour, and we did. At the point of arrival, April was packing up and ....
I remember when I came in for a tour, it was actually closing time, and April was about to leave as unbeknownst to her, a tour had been scheduled - just before closing. There was some miscommunication between Flats and the online tour schedule. I don't think Flats was receiving the tour notifications.
April displayed excellent customer service by stating she would stay late and conduct the tour. She was very pleasant; she was knowledgeable, she answered all of my questions, and most importantly, she was patient with me. This was a new experience; I had a lot of questions, and she answered them all. April made my move-in process smooth and easy.
Speaking of moving in... my apartment is amazingly beautiful! I love everything about it including its design, the amenities, and the location. God gave me the desire of my heart.
*My desire did not come without frustration, however, it did come. Once the application process was beyond April, I kept receiving request to submit information that I had already submitted by email. April was so good. I kept calling her, and she kept encouraging me to just re-send the documents as requested, and I did. I am so thankful to God that I did not get distracted because I would have missed my blessing... the very thing I prayed for.
I would like to add that verifications were requested for my recertification; they were submitted timely, and my recertification was completed by our amazing Property Manager and Team here at Flats.
Last, but not least, our Property Manager and Team are the best! They are friendly; professional, and they keep us well informed about the Community Policy, Community Safety, and Community Events. I would highly recommend Flats at College Park.

If you’re considering living here—DON’T. Consider this your warning.
There are no cameras. No real security. If you own a car, it’s not a matter of if it gets broken into—it’s when. Every Friday night turns into a free-for-all, and nothing is done about it.
Management’s response? They’ve openly stated they are “not responsible for residents’ safety.” Let that sink in.
It’s incredibly disappointing because the building itself looks great—but the reality of living here is the complete opposite. It feels unsafe, neglected, and completely ignored by those in charge.
Save yourself the stress, the risk, and the frustration.
BEWARE. DO NOT RENT HERE.
