  These developments have ruined the community. Stores are overcrowded. People willing to run you over in the parking lot. Merchandise that was never locked up is being locked up and thefts have increased. There’s a sign by Costco to prove it… Yet there are more being built. The schools are so overcrowded and out of space in portables that they are sending Brandywine students to Baden. Horrible burden on those that once enjoyed the serene and peaceful place it was before…just this May of 2026 I was in Target and a man exposed his private area to me and fled the store. Wish these holes were never built, they’ve destroyed a once nice shopping experience and they tout “shopping” in their sales pitch.

  I had the unfortunate experience of purchasing with Ryan Homes. My entire HVAC system is botched. The mechanical ventilation system failed on 3 separate occasions. I have reports from 3 different independent 5 star contractors. Department of Permitting Inspections and Enforcement (DPIE) would not accept my reports. They told me that my contractors didn’t know what they were doing. Southern Maryland Heating and Air installed the system, duct work included. I found that the fresh air intake is coming from the roof which is ok but the ductwork for fresh air intake is the size of the ductwork meant for the bathroom exhaust fan air to come out. The large bedroom up stairs has a 6 inch duct while the small room has the 8. I am going to have to pay to have another whole placed in my house to fix the fresh air problem and additional money to have the ducts switched. Here is the list of contractors hired by Ryan to install your major mechanical systems.: Breeden Plumbing and Southern Maryland Heating and Air for HVAC. Please do your research. Ask for the list of contractors. I have top plates that are not sealed, missing insulation, exhaust pipes on the roof that are not sealed, water coming in the basement from the floor. This house is 13 months old. Run do not walk away from Ryan Homes. I forgot to say that DPIE signs off on the 3rd party contractors who balance the air flow in your house. They do not inspect and they do not enforce. The company name is PEG LLC. Check their reviews .

  I am extremely disappointed with the experience I had with Ryan Homes, Brandywine MD. I am relocating from the NY area to MD and was very excited to look for a home under new construction. I searched homes of various builders and settled on a Ryan Home due to the location and design layout & flexibility. Things started off good with the customer service, until I signed the contract. From that point on, there was pure chaos involving complete miscommunication and an estimated delivery date that went from July 1st to "maybe September". Eventually, I no longer wanted to deal with the rep and needed to speak with a supervisor. It was then that I realized there is no contact information available for Ryan Homes unless you are looking to purchase or already own one of their homes and need to report a problem! That says a lot. The rep reluctantly provided me with his supervisor's email address. During this time I sought legal advice as well, bc I was locked into a contract that said July 1st but the rep wanted me to sign an addendum with a new, ambiguous date, which I refused. The attorney gave me some legal options but also informed me that Ryan's contracts have a clause in it that states they have up to 2 YEARS to deliver a home!! When I spoke with the supervisor, I requested a concession for this egregious error with the delivery date, as I am a school administrator so moving in September (or beyond) as opposed to July was a very big deal for me. The supervisor was kind and acknowledged the poor service I received but clearly this decision was above her head. Her superiors refused to offer any concession and instead told me they would release me from the contract if I did not want to move forward with the purchase. Well, I took back my deposit and ran! While dealing with this mess, I started to read all the poor reviews from Ryan Homes consumers. It is such a shame bc they really do have aspects about their homes that stand out from other builders. However, cutting corners by using cheap materials, underhanded policies and poor customer service has caused them to have the worst reputation in the industry. My realtor also expressed that she has been in the business for 25 years and neither she nor her clients or colleagues have ever had good experiences with Ryan Homes-to her disappointment, she was hoping this would be the 1st! All I will say is don't be fooled by the beautiful presentation--do your research! I truly dodged a bullet!
