  Lived here for 5 years. Was nice at first. Section 8 moved in and the place is trashy. Loud neighbors, kids running around everywhere. Last summer couldn’t even use the pool because the chlorine levels were always off. Dog poop everywhere including in the gym and outside residents doors. Maintenance constantly doing what seemed like unnecessary maintenance and coming into units. OH and I left out 2 summers ago my central air broke 4th of July weekend. They gave me a make shift window AC that made my unit go from 100+ degrees to 80 degrees inside and humid. Sky rocketed my electricity bill and my ac wasn’t fixed until September 20th. I asked for a reduced rate on the outrageous rent as my electricity bill was triple due to the ac breaking which was out of my control (multiple other units had the same issue and had to wait months for it to be fixed.) all I got was attitude from Heather and a too bad. Also at the time I was having issues with my electrical panel (randomly) I’d come home to my fridge off in the heat wave of my apartment - ridiculous with how expensive groceries are. Circuit to dishwasher also would go off and along with the hot water. So no AC 80 degree apartment, no hot water, no working fridge, and no working dishwasher for 3+ months for 3,000+$ a month rent. Also after this the vent in my kitchen looked like it had black mold and when I asked maintenance to take a look they gave me attitude and said “what do you want me to do.” I could go on and on forever but whenever people suggest moving here I turn them away it’s SOOOOO expensive for the living conditions. Look else where.

  Willie does an exceptional job cleaning the building and the grounds. He is always friendly, especially to the little kids and all of the pet owners, he is an incredible representative of a team player that any company should be proud to have on their behalf. Thanks Willie do a great job.

  Great experience at Viva Lakeshore. Kim, Gina, Heather, and John F have all been incredibly helpful and easy to work with. The maintenance team is always quick to respond and gets things fixed fast. Definitely recommend!

  We had an appointment with Kimberley at 11:00 AM, and she meet with us when we arrived. She gave our family a thorough tour of the property and showed us one of the beautiful three-bedroom apartments available at Viva Lakeshore. Kimberley did an outstanding job explaining all the details of the community, amenities, leasing process, and what to expect as future residents. She was extremely professional, knowledgeable, friendly, and took the time to answer all of our questions. Her attention to detail and welcoming attitude made the entire experience enjoyable and stress-free. Thank you, Kimberley, for providing such excellent customer service and for making us feel comfortable throughout the tour. We truly appreciate your help and highly recommend working with her!
