Brooklyn did a great job going over the material and showing me the model apartment. She was very thorough and answered all of my questions as well as being very pleasant and professional.

The worst apartment I have EVER lived in.
Area Administrator is disrespectful and Assistant Property Manager is even worse. They don't abide by their leases and make up rules whenever it will benefit them. They redid the paint on the buildings just for there to be termites everywhere less than a year later. They claim to spray in apartments for bugs, yet they've never stepped foot across our entrance because cockroaches were found all over the apartment for our entire lease duration.
Assistant Property Manager first claimed that the apartment did not do walkthroughs before move out, I pointed out to her that in our lease it states that they do. Then she scheduled it for Monday August 10th ( the day before our lease ended). So my boyfriend and I took time off work that day. The day of, she cancelled claiming they were too understaffed. She offered us the DAY our lease ended as our only option, not giving us any time to fix what they may have found at the walkthrough. When I turned in the keys later that day there were two people standing around doing nothing in the office (her and one other.) Unbelievably lazy.
At move out we were charged a $130 dollar carpet steam cleaning fee, we had steam cleaned the carpets and have video proof of us doing so that they refused to look at. Even in the lease the price is only 85 per room, so they overcharged for our single room with carpet. Area Administrator decided that we needed a receipt of steam cleaning from someone licensed (not stated in the lease, so we cleaned our own to avoid the charge.)
The pool was closed for "renovations" for months but looks the same. The gym has hand sanitizer that expired 2 years ago, has missing dumbbells, and has spiders and webs in every corner. Our oven at move in had no racks, mismatched paint and foam around our fire sprinklers. The gate into the apartment complexes broke at least 4 times in our lease duration. We called the emergency line ONCE in our lease, they never called us back.
The apartment complex is lazy and money hungry, they will try to scam you in any way possible.
Save your money, these apartments are disgustingly overpriced and not worth the terrible managers that you have to deal with.
Great property and awesome staff.
DO NOT LIVE HERE!!! (Unless you want to lose your deposit and then some)
I am not one to normally leave reviews for places of business but due to my experience I feel that I have no choice but to bring awareness to the actions of this apartment community. As a tenant at Botanica I paid rent on time, kept to myself, and didn’t have an impact on those around me.
When it came time to move out of my apartment in the weeks leading up to my move out I asked explicitly about move out procedures, what the expectations were of someone moving out, can an employee of the apartment complex walk through the apartment with me as a post move out walk through… things of that nature. The response was “make sure you turn in all of your keys, get all of your stuff out of the apartment, and leave it generally cleaned up. “ Seems easy enough!
When I left, I had vacuumed all of the floors, swept, wiped down counter tops, cleaned the bathroom, and more expecting to get my deposit back. There were a few areas I knew needed some paint correction, but other than that I thought all was well.
Two months later I get an invoice for over $900 that covered a litany of different charges that were for the most part completely bogus. When I asked for an explanation on them the “Area Manager” Michelle Estrade called out carpet dirtiness on a floor that LITERALLY HAD VACUUM CLEANER LINES IN IT, among other damages that were present prior to my time as a resident there. Eventually, I caught Michelle (the Area Manager for THREE APARTMENT COMPLEXES) in a lie when she stated that she personally conducted the move out walkthrough. Once they had no leg to stand on they handed the case over to a collections agency who forced me to pay the balance.
I say all of this to advise any future tenants to operate with extreme caution when considering this complex as a place of residence.
