  Good morning, I have a concern. I am a resident of your apartment community, and my lease ends on May 13. I had previously submitted a lease termination notice, but it did not meet the 60-day notice requirement established in the lease agreement. As a result, I had to pay for one additional month to complete the required 60 days. I paid through June 13. I also sent a message to the manager on April 28, 2026, informing her that I would be moving out. It appears that due to poor management on her part, I was not placed on the move-out list, and now she is claiming that I did not comply with the required notice period. I will provide the emails showing the dates on which I sent my notices. I do not expect to pay any additional month because no evidence has been provided showing that I violated my lease agreement. I have lived here for four years, and it is very frustrating to be facing this situation after making every effort to follow the proper procedures. I am waiting for her response today because there is not much time left, but I would like to speak with someone else who can assist me with this matter.

  I was a resident here around 2 years ago. I was renting out a two bedroom one bath unit for $869 base rent. Tell me why that exact same apartment today is over $1,500??? The gate has been broken since I had originally moved in over three years ago, there is mold and mice, college kids constantly partying as loud as possible in the pool and staff does nothing about it, in what world could you justify paying almost double the price when nothing is fixed or as promised? It is a scam they are raising the rent because they know people are desperate and need somewhere to live and it’s insane how they are actively taking advantage of people

  Unjustified Rent Hike and Unresolved Mold Maintenance Issues I strongly urge prospective residents to reconsider before moving into the Evergreen at River Oaks apartment community. The most alarming concerns are the unresolved maintenance problems and an excessive rent increase that fails to reflect the property's condition or value. There is mold in the bathroom, and the carpets are extremely old with a persistent, pungent smell. Despite submitting multiple maintenance requests, these issues remain unresolved. This lack of timely action demonstrates poor management responsiveness and a disregard for tenant health and comfort. The property itself is very old, with mold appearing to be a recurring issue in several units. I even consulted a hygienist after continuously suffering from cough and sneezing, who warned that prolonged exposure to mold can gradually deteriorate one's health. Residents should not have to risk their well-being due to negligence and inadequate upkeep. Adding to these concerns, management recently imposed a sudden and unjustified 20% rent increase. When questioned, the property manager explained that the community was "behind the competition" in terms of pricing and that rents had not been raised in recent years. Inflation was also cited as a reason. However, such a drastic increase in a single step is unreasonable rent should be adjusted gradually, not imposed as a financial shock on residents, especially when persistent maintenance issues remain unresolved. The property offers minimal value for the price. It lacks modern amenities, has outdated gym equipment, and does not even provide entrance gates. For an aging community with limited upgrades, the steep rent hike is difficult to justify. Overall, this apartment community falls short in maintenance, transparency, and tenant care. If you value your health, comfort, and financial stability, consider newer and more hygienic alternatives—even if it means paying slightly more. While the property manager may have limited authority, residents are often left with assurances that do not translate into meaningful action. " BIG NO" WILL NEVER COME BACK TO THIS COMMUNITY.
