    Our experience living here was average overall. The community was quiet and we liked having an attached garage. Otherwise, it was like any other apartment. We did regularly deal with marijuana odor coming into our apartment and sometimes it was so strong outside that we couldn’t enjoy our patio. Unfortunately, our move-out experience overshadowed the positives. We received a bill for over $1,000 for full carpet replacement with no initial explanation. We had to repeatedly ask for documentation and reasoning, which remained minimal and inconsistent throughout the process. FYI for anyone with animals: management pulls up the carpet after move-out and inspects underneath for damage—something you obviously have no way of documenting before or during your tenancy. We were also told that damage in one area results in paying for carpet in undamaged rooms because of their policy against partial replacement. We know several former residents who have dealt with similar carpet and excessive damage charges, so our experience does not appear isolated. Ultimately, the apartment itself was fine. The way our move-out was handled is the reason we would not rent here or recommend renting here again.

    We chose Kingston Crossing as our temporary home while building our new house & had a great experience! The property is SUPER clean, units are actually cute, pool is awesome, and the leasing office is a dream to work with. Robin went above and beyond. She quickly replied to any questions I had, and she genuinely cares about you and your family. The response time to maintenance requests is impressive. They fixed what I needed within hours and did it with a smile. They also have food trucks and events for residents. There’s lots of things to entertain the little ones. I highly recommend Kingston if you’re looking for friendly place to live!

    Be aware this is not a well run apartment complex. Remember, when they show you the car wash, tanning bed, etc....even though they say "it's included"....that means for an extra fee. Even to open the gate is an extra fee. When we first moved in unbeknownst to us there has been many automobile break ins. We received an email from staff stating there had been thefts in Benton, but the Sheriff's department posted they were actually at our apartments. We posted the alert from the sheriffs office in the mail room only to watch management take it down the following day in order to cover it up. We had THREE separate flooding incidents that flooded our 1st floor apartment. There was no explanation of the cause, and management refused to clean the wood floors. Major inconvenience...never an apology, much less a monetary discount for loud fans running for several days each time. All three appliances-washer, dryer, and dishwasher had to be replaced due to being ineffective. The replacements were clearly the cheapest alternative which meant poor functionality. There gate was broken down frequently, possibly contributing to break ins. They finally installed a new gate system but charged extra for an upgrade they should have been responsible for. Kids on scooters race through the parking lot, be careful it's dangerous. Management has done nothing to stop it, or efforts had zero effect. Upon move out as we suspected they will nickel and dime you to death, being completely unreasonable. $5 light bulb charge? We paid $450 voluntarily for them to clean apartment so they wouldn't nickle and dime us, only to get hit with an extra $180 cleaning fee! We had actually cleaned the apartment thoroughly and were shocked. $650 to clean an apartment? Where can i get that job? And the costs continued to rise throughout our stay. About 2 months before the lease is up they will hound you relentlessly to re-sign. We finally found a house to buy...had to pay them a pro-rated amount of about double the normal monthly costs. They could care less--management blames the owners in Mississippi. What a joke!

    The apartment is excellent; however, what truly set this experience apart was the outstanding support provided by Robin Taylor and Trista Fredieu. They guided us through every step of the process with professionalism and care, ensuring everything progressed seamlessly. Thanks to their efficiency and attention to detail, we were able to receive our keys within a day without any complications. Notably, they went above and beyond by assisting us even outside regular office hours, demonstrating a genuine commitment to making our move-in experience as smooth and stress-free as possible.

    This is the best apartment complex I've lived in. Best property management team! If something ever needs to be fixed is completed within 24hrs. Anything major will be within a few hours. That's one of the main things I look at when researching a property. Real quiet and safe. I went out of town for work once for about 2 weeks and didn't realize i had left my front door wide open and everything was the way i left it. Personal garages are huge plus. I've definitely enjoyed my years here.
