My daughter and I were in the state/city for an employment opp. I’d researched many apartment options and the Waters has some of the best reviews. Location, safety, upkeep, amenities, resident engagement, maintenance and clean property are paramount! We stopped in, unplanned, and were pleasantly greeted by Antajha. She was welcoming, engaging, personable, informative and knowledgeable about the property and the city. Appreciate that she appears to have been a resident of the city for a bit and could also answer questions about some “things to do”. Although we didn’t have an appt., she took the time to answer all of our questions, provide information and toured us around the property. We sorta expected to hear that we needed an appt. Love that she lives on the property and could also share as a resident. We appreciate that we didn’t feel rushed. We’d done the virtual tour and were pleasantly surprised to see the size of the unit was a lot larger than it appeared online. The colors and layout are well thought out! The hallways/walkways were spotless, no trash, very nicely cared for! It’s clear the management team/company are vested in maintenance of the grounds, the property and safety and experience of residents. Loved the amenities and refreshing feel of the community. Was nice not to see or smell pet feces as we walked around. We left the state/city, relieved, and much more comfortable about residence options. Ironically, we learned, the only other property that we’d researched and wanted to see is a sister property to this one. Although we didn’t have time to tour it, we did go see it and the appearance was equally as nice!
Only con, is that I did see several comments about people speeding through the parking lot. Given that we’ve experienced our car and several others being totaled while parked in a garage and assigned spot, in another state, due to someone speeding through, perhaps Waters management/owners might consider
installing speed bumps throughout, the property parking lot.

Im looking forward to moving, as there have been a few ongoing concerns. I’m surprised there aren’t more reviews mentioning the frequent false alarms, which seem to occur almost every month. Additionally, I am unsure who the new trash collector is, but the service has been disappointing. A photo was taken of a trash bag that was not even brought to the dumpster, resulting in an additional $25 charge. Given the time taken to document it, it would have been just as easy to dispose of it properly.
To avoid further issues, I started taking my own trash to the dumpster. Aside from these concerns, I have not experienced any other significant problems.
