    Living here was overall okay, but I would not recommend this complex. Our neighbors were genuinely the only positive aspect of our time here. The rent is far too expensive for what you get, particularly for the Apartment 5 units. Our apartment sat above four garages, making it extremely loud whenever neighbors opened or closed them — one neighbor regularly left for work around 3:00 a.m., directly below our bedroom. The layout also felt poorly designed, with very limited storage and no linen closets. For the price, discounted access to the storage units across the street should at least be offered. We also dealt with significant secondhand smoke. It was not noticeable when we did our initial walk through unfortunately. One closet reeked so strongly of cigarettes that we couldn’t store clothes in it, and the smell only worsened in Summer or after we would come back from going back home for a little bit. It would be throughout the apartment. It was like this for over a year and a half. Our experience with management was frustrating. Early in our lease, we mistakenly believed our dog had already been added as I was visiting my husband with our pet before I was living there full time a couple months later. About three days into my first ever visit for only a week, we received an “unauthorized pet” notice taped to our door with no prior warning. No email, no phone call or anything. Just a threatening notice that we have to vacate within 10 days. Immediately we were distressed, upset and gathered all our pet records to bring to the office the next day to rectify and hope of not having to find a new home to live while my husband is MILITARY and I had to leave in a couple days. When we went to the office, we were told it was essentially a “scare tactic from the management company” yet we were still charged over $1,500 in backdated pet rent for months the dog wasn’t even living there. I understand having to pay a fee for this, it was our simple wrong doing but that amount of money? That’s essentially another payment of rent/utilities. The threatening tone and lack of communication and understanding felt excessive and predatory, and we spent the rest of our lease anxious about violations despite always paying on time and maintaining our apartment well. I hate to use this card but also to a military member? Just seems so wrong. Pet fees were also a frustration. On top of an initial fee of a couple hundred dollars and monthly pet rent (that also was increased right before we left), there is an additional mandatory $30 annual fee to a third-party screening service and a required mouth swabbing at the office. While I understand the intent, it feels excessive and invasive — especially for responsible owners such as ourselves. Felt like we had a target on our back from the unauthorized pet incident just months before. Maintenance was another ongoing issue. During a record-breaking winter storm in January 2025, we had no consistent hot water for nearly a week. Calling the emergency line on a Saturday, we were told nothing could be done until Monday. We were ultimately forced to shower at a gym and on-base facilities. An HVAC company had to come out twice, and at one point spilled water in our laundry room, requiring air movers that drove up our electricity bill. Our request for a partial rent reduction was denied. Our AC also went out twice during warmer months. Luckily those seemed to be somewhat quick fixes just annoying. Overall, the quality, maintenance, and management practices did not justify the price. The apartment appliances are old as well, not matching the price either. The leasing approach felt overly aggressive, and unfortunately I would not recommend renting here. I never leave bad reviews, you can look at my profile. We are very respectful to our neighbors, never had a complaint, always kept our space clean, paid rent on time, the whole nine yards. We couldn’t wait to get out of there. Steer clear!

    See the attachment for reference of this comment. The only time I leave reviews are for small businesses and for their betterment and uplift. This is not an inimical post. Just my truth. Have I ever in my military career had to receive the unjust treatment as I received by the higher office and the presiding office. No issues with the maintenance team…they deserve better. Bottomline, I was held liable for a renter’s insurance claim of $7537.11 that I denied liability BUT still filed an insurance claim in order to comply with the management. After months of battling with the avaricious (greedy) management of Vineland Carriage Homes operating under AR Building Company, USAA presented a Statement of Property Release as defined as, “A release for property damage (also called a Release of Claims, or Liability Waiver) is a binding legal document where you, the property owner (the "Releasor"), agree to accept a specific payment (the settlement) from the responsible party or their insurance company (the "Releasee"). In exchange for that payment, you formally give up the right to pursue any future legal action or claims against them for that specific incident.” (Please review attachment) After signing the legally binding document from USAA in the amount of $5272.68 to settle the dispute, Vineland Carriage, operating under AR Building Company did not honor the terms of the Statement of Property Release (Please review attachment). I was SUBSEQUENTLY held liable for the balance of $2,264.43. This is the difference from the original amount and the SETTLEMENT amount. How am I still held liable when they’ve SIGNED a settlement letter!!!! Legal action was threatened against me if I didn’t pay and subsequently I had to fork over the money. Military legal lawyers and civilian legal lawyers both said that the document was legal and binding and that Vineland must comply with the terms since they’ve SIGNED the document. Being the court cost and lawyer fees would have superseded taking Vineland to court, I suffered a massive blow of $2,264.43 even after the insurance claim was paid out to Vineland. Bottomline, to anyone, military or non-military, this is my testimony. For the one year I spent at Vineland Carriage, IT WAS PURE HELL. I’d rather return to IRAQ than live under those conditions at Vineland Carriage Homes. Again, for reference see my attachment as proof that this organization Vineland Carriage Homes operating under AR Building Company are frauds!

    The worst management I've ever seen in an apt complex. sent a 15 day eviction notice TWICE due to complaints of a dog in my apt (I have never owned a dog) and whole time there is a dog in the apt next to us. when I notified management there was a dog next door so complaints must've been on this dog, they told me they knew of the dog next door..... second time was because I applied for a esa for a cat that I didn’t even have yet but they assumed I had because I was applying. on top of this once we moved out we revived not a bill, but a DEBT COLLECTION statement for 400 for the following items of "damage" (I'll list their price w/ it as well) unreturned mail key $35, mail lock replacement $50, refrigerator drawer $198, and refrigerator filter $95. all while we still haven't received a list of damages our $1500 deposit went towards. I wouldn't recommend renting with them. their units are listed as luxury but are far from it, save yourself and look at reviews!!

    The tenants with the negative reviews are not lying. The professionalism has drastically declined at Vineland Carriage.. I lived there for two years and recently left in July. My second year was horrible when the new management arrived. I was threatened with a letter about a carbon monoxide detector that mysteriously kept going off when I left for my morning workout, even though I was the one reporting it to maintenance. They didn’t have a clue either. Probably still don’t. I received military orders to move to another assignment location in early May. I was ordered to report in July, which of course was very short notice. I turned the orders in to the office two days later. I was still told that I had to pay for the entire month of June, even though I was turning in my keys on the 10th of June. This was including a $200 “carpet” fee. (Only the bedrooms have carpeting. All the other floors - including dining and living areas are wood. I could have paid someone else less to clean the house -and the carpet.) They [Vineland Carriage] would not refund the rent that should’ve been credited to me for the 11th through the 30th of June. And, they were very dismissive about it when I asked why. They quickly diverted to the owners, who I really don’t think know that this is going on. I had to track them down to get an answer only to be told that “they sent me an email” (I was no longer a priority to them since I had already moved out). Military members have no control over when we receive orders to a new location. This is why we have clauses and laws that are supposed to protect us as military members - at least that’s what I assumed. These folks do not demonstrate support of the Military. They ARE NOT military friendly. Eventually, they will get themselves banned. Military Members: Beware. Save your money. You have been warned. There are other issues I could bring up, but I think you get the point. Just read the other reviews. We all can’t be wrong. There are many other choices out there. Don’t get trapped by fake appearances. Again, you’ve been warned.
