    Units are somewhat decent but what gets me is their payment system. Poorly designed when dealing with anything outside routine and it’s up in the air what works. I suggest looking elsewhere if you want peace of mind since the system isn’t tenant friendly. I would say this location is more for retirement.

    Living here was overall okay, but I would not recommend this complex. Our neighbors were genuinely the only positive aspect of our time here. The rent is far too expensive for what you get, particularly for the Apartment 5 units. Our apartment sat above four garages, making it extremely loud whenever neighbors opened or closed them — one neighbor regularly left for work around 3:00 a.m., directly below our bedroom. The layout also felt poorly designed, with very limited storage and no linen closets. For the price, discounted access to the storage units across the street should at least be offered. We also dealt with significant secondhand smoke. It was not noticeable when we did our initial walk through unfortunately. One closet reeked so strongly of cigarettes that we couldn’t store clothes in it, and the smell only worsened in Summer or after we would come back from going back home for a little bit. It would be throughout the apartment. It was like this for over a year and a half. Our experience with management was frustrating. Early in our lease, we mistakenly believed our dog had already been added as I was visiting my husband with our pet before I was living there full time a couple months later. About three days into my first ever visit for only a week, we received an “unauthorized pet” notice taped to our door with no prior warning. No email, no phone call or anything. Just a threatening notice that we have to vacate within 10 days. Immediately we were distressed, upset and gathered all our pet records to bring to the office the next day to rectify and hope of not having to find a new home to live while my husband is MILITARY and I had to leave in a couple days. When we went to the office, we were told it was essentially a “scare tactic from the management company” yet we were still charged over $1,500 in backdated pet rent for months the dog wasn’t even living there. I understand having to pay a fee for this, it was our simple wrong doing but that amount of money? That’s essentially another payment of rent/utilities. The threatening tone and lack of communication and understanding felt excessive and predatory, and we spent the rest of our lease anxious about violations despite always paying on time and maintaining our apartment well. I hate to use this card but also to a military member? Just seems so wrong. Pet fees were also a frustration. On top of an initial fee of a couple hundred dollars and monthly pet rent (that also was increased right before we left), there is an additional mandatory $30 annual fee to a third-party screening service and a required mouth swabbing at the office. While I understand the intent, it feels excessive and invasive — especially for responsible owners such as ourselves. Felt like we had a target on our back from the unauthorized pet incident just months before. Maintenance was another ongoing issue. During a record-breaking winter storm in January 2025, we had no consistent hot water for nearly a week. Calling the emergency line on a Saturday, we were told nothing could be done until Monday. We were ultimately forced to shower at a gym and on-base facilities. An HVAC company had to come out twice, and at one point spilled water in our laundry room, requiring air movers that drove up our electricity bill. Our request for a partial rent reduction was denied. Our AC also went out twice during warmer months. Luckily those seemed to be somewhat quick fixes just annoying. Overall, the quality, maintenance, and management practices did not justify the price. The apartment appliances are old as well, not matching the price either. The leasing approach felt overly aggressive, and unfortunately I would not recommend renting here. I never leave bad reviews, you can look at my profile. We are very respectful to our neighbors, never had a complaint, always kept our space clean, paid rent on time, the whole nine yards. We couldn’t wait to get out of there. Steer clear!

    I have read the other reviews and to be honest I agree with somethings and other things I don't. I think the rent is high for the area but I pay it because I wanted a garage. There are not very many apartments around here that have garages. As for the garbage disposal I use a $1 strainer I bought at the Dollar store to keep my sink from clogging. My building is relatively quiet even though the walls are thin. As for the office personnel I love Jes. She is a straight shouter but I prefer that. She does not make the rules but is the enforcer of those rules that "Vinland Carriage Owners" requires. From day one she has always been professional and welcoming to me. The ancillary fee of $150 that is being added to all new contracts and renewals I find to be a bit excessive. But that does not reflect on Jes and her staff because they don't make the rules. I rather like that they enforce the rules of cleanliness because I don't want step in dog poo and see trash where I live. My neighbors keep to themselves(just the way I like it)but are very considerate and nice.
