I have lived here for the best 4 years and l always loved my individual apartment, however recently the upper level management has been horrible with communication. I have had problems in the past with maintenance issues. Myself and several of my friends have had issues with leaks in our apartments (before the apartment wide leak/flood this January). My bedroom baseboard had water damage and was molded due to it. I called and emailed multiple times to have this fixed, and was always told I was “on the waitlist.” After months, I honestly gave up because there was no movement and I was moving out shortly. Upon move out I requested to have my inspection done in person, in order to avoid unexpected charges. I scheduled this well in advance, around 2-3 weeks prior to move out. Unfortunately, they arrived over an hour later to inspection. This was after I had to call emergency maintenance myself since the leasing office was closed. I think they would have completely no showed me if I hadn’t called. I was told it “slipped their minds.” Completely unprofessional in my opinion. I had concerns with my inspection, and was told that my disputes would be “escalated.” Once again, no response from them for a couple weeks. Then today, I receive an email saying I owe money due to damages they found after my inspection. This place will nickel and dime you, but when it comes to them fulfilling a maintenance request or just fixing anything in common areas, they will either ghost you or take their sweet time. It gives residents a bad taste in their mouths and makes it seem like they have no loyalty towards their tenants. After 4 years of living here and paying “luxury living” priced rent, I would think it would be different. I honestly had positive things to say about the complex until the last several months and my move out process, which is very unfortunate. The front office staff is always very nice and friendly, but nothing ever gets done it seems. I am never one to write poor reviews, but I strongly believe management needs to be more communicative and transparent with charges

The building has completely fallen apart over the course of the past 3 years. Expect the fire alarms to go off every other day, garage door is almost always broken, the hallways have been under construction for months with no end date, the carpets are filthy with mushroom/fungus growth, the building doors are broken, and there are leaks in almost every apartment with any bad weather. They slide the furniture in the hallway over to cover up the mismatched wall repairs. The front desk staff work hard but management is completely incompetent. Asset Living has destroyed the building. 5-star reviews are only from prospective tenants who are encouraged to leave 5-star reviews. The accurate reviews are from those who live here. Despite all the building problems, management tried to increase our rent and now have taken our security deposit for several hundred dollars in hidden building fees (another constant issue with rent every month).
Building tried to call me: No need to discuss anything, just return the $150 in common space electric bill money that you stole. Using industrial fans 24/7 due to massive leakage then charging the tenants for the electric bill is a scam. I paid less for my individual apartment electricity

I’ve been living here for a while and it’s been a really great experience. The location is the biggest draw, right in the middle of everything in the Highlands. The staff has been genuinely helpful since I signed my lease. They’re easy to get a hold of, and maintenance is on top of things, which is a relief. The amenities are also kept up well and feel modern, so it feels like you actually get what you’re paying for.
What I appreciate most is that my place stays surprisingly quiet. It’s been a very peaceful spot to come home to, even with the neighborhood being as busy as it is. It’s a solid choice if you want to be in this part of Louisville but still want a place that’s updated and well supported.
